Philly YIMBY’s recent site visit has observed that construction is complete at The Anchorage, a six-story, 136-unit mixed-use project at 4442 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by HDO Architecture, the building spans 174,544 square feet and features a roughly 10,000-square-foot commercial space on the ground floor, as well as parking. Permits list Turn Key Realty as the contractor and indicate a construction cost of $17.4 million.

Permits have been issued for the construction of a 49-unit mixed-use complex at 4328 Lancaster Avenue in Haverford North, West Philadelphia. The development will span almost the entirety of a triangular city block bound by Lancaster Avenue to the northeast, North 44th Street to the west, and Parrish Street to the south. The project team includes Cornerstone Consulting Engineers & Architectural, Inc. as the designer and Backcourt Builders as the contractor.

Permits Issued for 326 North 12th Street in Callowhill, Lower North Philadelphia

Permits have been issued for the construction of a six-story, 31-unit apartment building at 326 North 12th Street in Callowhill, Lower North Philadelphia. The development will replace a parking lot bound by North 12th Street to the east, Wood Street to the south, and Carlton Street to the north. The new building will span 30,075 square feet and will feature an elevator, a 690-square-foot live/work office, an 832-square-foot roof deck, a parking garage for seven cars, and storage for 11 bicycles. The development team includes the Regis Group as the developer, Vikara Social Development as the owner’s representative, CANNOdesign as the architect, and the Regis Development Corp. as the contractor. Permits specify a construction cost of $3.2 million, of which $200,000 is allocated toward excavation.

A recent site visit by Philadelphia YIMBY has noted that construction is making significant progress at a four-story, 28-unit structure at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. The edifice is tentatively known as Building A and is a part of the larger Innovator Village complex. The new structure spans 25,264 square feet and includes a parking garage. Permits list Center City Construction and Development as the contractor and indicate a construction cost of $3.2 million.

Designed by Ambit Architecture, the new building will rise four stories tall, featuring 15 residential units. The building spans 19,200 square feet and will include five bicycle spaces. Construction costs are specified at $3.2 million.

The project replaces a parking lot on the west side of the block between Market and Chestnut streets. Designed by CANNOdesign, the building will span 51,623 square feet and will feature ground-level retail, a cellar, and a shared roof deck. Permits list the Tester Construction Group as the contractor and specify a construction cost of $10.5 million.

The development stands on the north side of the block between South 15th and South 16th streets. Designed by Gnome Architects and developed by Zatos Investments (which also serves as the contractor), the structure spans 6,168 square feet and features a roof deck. Permits list a construction cost of $375,000.

The almost completed structure stands at a somewhat wedge-shaped lot at the eastern corner of the junction of Federal Street and Grays Ferry Avenue. Designed by Gnome Architects, the structure spans 9,067 square feet, of which 2,979 square feet of space is designated as commercial, and features a cellar and a roof deck. Permits list the CAL Development Group LP as the contractor and specify a construction cost of $1.1 million.
