The exterior nears completion at Ludlow 43, a 76-foot-tall, six-story residential building at 12-14 South 43rd Street in Spruce Hill, West Philadelphia. The structure will feature 18 apartments, with eight one-bedroom, five two-bedroom, three three-bedroom, and two four-bedroom units. The building will also feature five parking spaces, a fitness center, and a roof deck. Some upper floor units will be equipped with balconies.

Five-Story, 19-Unit Mixed-Use Building Coming to 1836-1844 East York Street in Kensington

In the summer of 2019, construction started on a five-story mixed-use building at 1836-1844 East York Street in Kensington. The five-story development spans a 5,233-square-foot lot and features around 24,600 square feet of floor space, with commercial space at the ground level and 19 residential units above, topped with a roof deck. Kore Design Architecture has released two variations of the design, though both maintain the essential concept of a boxy mass with gently flared projections at the street-facing façade.

106-Unit Project Proposed for 1817 East York Street in East Kensington

Mixed-Use Residential Building Proposed for Suburban Square at 49 St. George’s Road in Ardmore, PA

A five-story mixed-use residential and retail structure is proposed at 49 St. George’s Road in Ardmore, PA. The building will add 150 residences and 10,000 to 15,000 square feet of retail space to Suburban Square, completing the shopping mall’s multi-phase transformation into a mixed-use “lifestyle center.” Developer Kimco Realty Trust expects a groundbreaking late next year or at the start of 2022.

Earlier this month, tenants began moving in to Promenade at Upper Dublin, a mixed-use residential and retail complex at 1100 Market Street in Dresher, PA. Two expansive, five-story buildings, with retail at the ground floor and 402 rental apartments above, will provide a dense, walkable urban node for the sprawling suburban community in Montgomery County north of Philadelphia. In recent years, Fishtown and greater Kensington have seen an increase in real estate development, which continues in recent months with a string of permit filings, as tracked by Philly YIMBY. While the majority of the projects involve ground-up construction, One of the neighborhood’s largest ongoing developments refurbishes the Harbisons Dairy, a local landmark located at 2041-2055 Coral Street. SgRA Architects are in charge of the design for the historically-protected building into a 55 apartments, extending the structure by two stories, and preserving and repainting the Harbisons Dairy milk bottle, a water tower that doubles as a local skyline icon.

A groundbreaking was held on October 14 for Sharswood Ridge, a 234,000-square-foot mixed-use development at 2077 Ridge Avenue in Sharswood, North Philadelphia. 150-Unit Residential Building Proposed at 2400 East Huntingdon Street in Olde Richmond, Kensington

This year has seen a steady stream of construction filings around Kensington, mostly in the lowrise, small-scale category. In a sign of accelerating growth of the local real estate market, developer Greenpointe Construction, Inc. is proposing a seven-story, 150-unit residential structure at 2400 East Huntingdon Street, designed by KCA Design Associates. At approximately 85 feet in height, the building will be the tallest in the Olde Richmond neighborhood, and one of the area’s largest apartment buildings at 122,500 total square feet. The complex will also include 11,900 square feet of retail and a garage for 45 vehicles.

180-Unit Edgewater Apartments Proposed for 230 North 23rd Street in Logan Square, Center City

Center City West and western Logan Square have seen a flurry of recent development, transforming the area into a bustling, dense neighborhood. Another forthcoming addition is the Edgewater Apartments at 230 North 23rd Street, a 180-unit project located a block away from the Schuylkill River. Designed by JKRP Architects, the 145,473-square-foot complex will rise 83 feet and seven stories with homes ranging from studios to two bedrooms.

1208 Chestnut Street to Rise Nine Stories in Market East, Center City

While the Market East district of Center City is seeing a surge in high-rise proposals, development is also taking place on smaller properties around the neighborhood. At 1208 Chestnut Street, a nine-story building will replace the Rainbow Apparel building that has sat empty for years. Michael Alhadad is the developer behind the 49 unit-structure, which will reach a height of 122 feet. The building will be very thin but the thinnest faces of the building will stretch out from Chestnut Street to Sansom Street.
