Broad Street, the city’s primary north-south thoroughfare, is seeing an influx of development proposals, particularly on its centrally located yet long-neglected portion between Center City and Temple University in lower North Philadelphia. At 1300 Fairmount Avenue, just off Broad Street and near the iconic Divine Lorraine Hotel, RAL Development is constructing a 185-foot-tall, 14-story mixed-use high-rise totaling 625,000 square feet. The structure will contain a 58,700-square-foot Aldi supermarket, a 12,000-square-foot preschool, and 487 apartments. Cope Linder Architects is the designer.

Spring Garden Street has seen a number of proposals in recent months, such as 501 Spring Garden Street in Northern Liberties. Bower Lewis Thrower Architects is the designer and Neal and Victor Rodin are the developers behind the 153-foot, 13-story high-rise, which will feature retail at the ground floor and 382 apartments above. The proposal, which was unveiled in the beginning of the year, will replace a strip mall and add much-needed density to the neighborhood.

Permits have been filed for the construction of a two-family structure at 1727 North Croskey Street in the Cecil B. Moore neighborhood in North Philadelphia. The area to the west of the Schuylkill River, particularly University City, has seen much development news recently, including the pending construction of Schuylkill Yards. Another development is on the drawing boards for what is now a large empty plot of land at 3401 Market Street. One uCity Square is a 13-story office building developed by Ventas Inc. and designed by Zimmer Gunsul Frasca Partnership. The building’s height may not be impactful on the skyline, yet its 390,000 square feet of floor space will be a significant addition to the neighborhood.

Development continues to expand at an unabated pace across University City. At 3601 Filbert Street, Drexel has started construction of Drexel College of Nursing and Health Professions, combining offices with university classrooms. The new building will stand 185 feet tall with 12 floors and yield 174,000 square feet. Ballinger is the architect and the engineer of record for the building.

The Poplar neighborhood in North Philadelphia is not known for its skyline, yet two buildings proposed at 900 North 8th Street will elevate its profile. The east building will stand 154 feet and 12 stories tall wile the west tower will rise 134 feet and 11 floors. with APOM Holdings as the developer. The complex, developed by APOM Holdings and designed by Coscia Moos Architecture will stand at the corner of North 8th Street and Poplar Street and will house a total of 338 residential units.

Demolition Permits Filed For 2231 North Front Street In Kensington, North Philadelphia
