253-Foot-Tall Residential Tower Proposed for 222 Walnut Street in Society Hill, Center City

Society Hill, one of the oldest and most historic neighborhoods in the city, has long resisted major development, particularly after it was designated as a historic district. Sporadic development that occurs throughout the neighborhood tends to be small-scale and low-rise. However, a planned 252-and-a-half-foot-tall, 18-story tower at 222 Walnut-Street will make the most dramatic impact upon the neighborhood skyline since I. M. Pei’s 31-story Society Hill Towers rose in 1964. Cecil Baker + Partners Architects is the designer for the new project.

445-Foot-Tall Rental Tower Proposed for 204 South 12th Street in Washington Square West

Last month, developer Midwood Investment and Development unveiled a proposal for a 445-foot high-rise at 204 South 12th Street in Washington Square West, Center City. the 32-story tower will dominate the surrounding blocks with its prominent height. The slender tower, which takes up an entire blockfront of South 12th Street between St. James and Chancellor streets, will offer three tall retail floors at the base, with 448 rental residences above. Rogers Stirk Harbour + Partners and BLT Architects are the architecture firm behind the design. Partial permits have been filed for the demolition of the existing structures at the site and the new construction.

Demolition Pending at Future Site of 295-Foot-Tall Tower at 1101 Walnut Street in Center City

Demolition is pending for a Wendy’s restaurant at 1101 Walnut Street in Center City, which will be replaced with a 259-foot-tall, 23-story residential tower designed by JKRP Architects.  The project was initially revealed in August 2019, with demolition and construction permits following in October. Since that time, however, no signs of demolition work have appeared on the site. Permis list ARD 1105 Walnut LLC as the owner.
