Developer RREI LLC, run by the father-son team of Neal and Victor Rodin, has announced the completion of the $16 million purchase of the 105,899-square-foot lot at 501 Spring Garden Street (aka 501-39 Spring Garden Street) in Northern Liberties, North Philadelphia, where they plan to construct a large mixed-use project. Designed by BLT Architects, the 13-story building will feature 382 residences and 60,810 square feet of retail, as well as 211 parking spaces. The acquisition was complicated by the site’s ownership being split between 11 different entities, and took five years to complete as the result. Having finally completed the transaction, the team is ready for the next steps in adding this important project to the up-and-coming neighborhood.
In the last few days, details have been slowly coming to light about a large potential development planned for 200 Spring Garden Street and 412 North 2nd Street in the zone situated between Northern Liberties and Old City. National Real Estate, the developers of the massive East Market complex in Center City, is behind the project. One of the two planned high-rises is a 14-story tower situated at 2nd and Spring Garden that will hold 355 residential units. The tower will stand 149 feet tall and will also include 105 parking spaces. The other building will be located at 412 North 2nd Street and will stand 244 feet and 23 floors high. Here, 397 residential units will be situated along with 106 parking spaces.
The mirror-like façade is nearing completion at 2100 Hamilton Street, an 11-story condominium located in Franklintown, North Philadelphia. Designed by Cecil Baker + Partners and developed by Bock Development Group, the 115-foot-tall building will have 27 units, many of which will offer pleasant views of the skyline and the Museum of Art. The site is situated near the Benjamin Franklin Parkway, allowing the building to be seen from some views along the iconic roadway.
The Poplar neighborhood in North Philadelphia continues to grow, with new developments nearing completion, under construction, or in planning. At 900 North Street, a project called The Delilah will consist of two buildings connected by sky bridges. Designed by Cosica Moos Architecture and developed by the APOM Holdings, the project will feature the east building rising to a total height of 134 feet and 11 stories, while the west building will rise 154 feet and 12 stories. The development is sited across from The Poplar, which YIMBY recently covered in a tour.
Permits have been issued for the construction of a three-story, three-unit building at 1019 West Dauphin Street in the Temple University area in North Philadelphia. The structure will rise from a 1,492-square-foot footprint and will feature 4,084 square feet of floor space. Permits list Rise Philly LLC as the owner, Plato Marinakos as the designer, and Philly Design & Build LLC as the contractor. Construction is expected to cost $350,000.
