Permits have been issued for the construction of a new multi-family building located at 2401 North 2nd Street in Norris Square. Designed by T + Associates Architects, the new building will rise six stories tall and will include 102 and a parking garage for residents, a roof deck, and a green roof. The structure, which will span a total of 101,020 square feet. Permits list construction costs at $8.35 million.

Permits Issued for 412 North 2nd Street in Northern Liberties, Lower North Philadelphia

Permits have been issued for the construction of a mixed-use tower at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. Designed by Morris Adjmi Architects and developed by National Real Estate Development and the KRE Group, the new structure will stand 244 feet and 23 stories high, a fairly significant addition to the local skyline. The development will hold multiple commercial spaces at the ground floor and 397 apartments on the upper floors. A garage will hold 105 parking spaces for building residents. A green roof will be located at the top of the tower, which will contain a total of 351,927 square feet of space. Construction costs are estimated at $93 million, according to the permit.

Permits Issued for 200-24 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Permits have been issued for the construction of a new mixed-use high-rise at 200-24 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the tower will stand 15 stories tall and span 403,993 square feet of interior space, with commercial space on the ground floor and 360 apartments above. A parking garage included within the building will offer 83 parking spaces reserved for building residents, with nine for car sharing, 20 for compact cars, four electric spaces, and four accessible spaces, as well as parking for 120 bicycles. A green roof will be will be situated at the top of the structure. Permits list construction costs at $76.4 million.

Permits Issued for 1021 North Hancock Street in Northern Liberties, North Philadelphia

Permits have been issued for the construction of a mixed-use tower at 1021 North Hancock Street in Northern LibertiesNorth Philadelphia. Designed by DIGSAU, the building will stand 15 stories tall, with commercial space situated on the ground floor and 280 apartments above. In total, the new tower will hold 231,021 square feet of space, and cost an estimated $24 million to build. The tower is being developed by Post Brothers, which is also developing the massive Piazza Terminal complex across the street, which will bring more than 1,000 residential units to the area. The company also owns the Piazza across the street in the other direction, and are planning more developments nearby.
