The Northern Liberties neighborhood of North Philadelphia is seeing a massive surge in residential development. A 188-foot-tall, 14-story high-rise proposed at 1021 North Hancock Street will join a cluster of large buildings in progress in the surrounding area. Despite its relatively modest height, the 231,650-square-foot building will hold 280 residential units, making a massive impact on the area. The development will also feature retail space on the first floor. The building is designed by Philadelphia-based DIGSAU and redeveloped by Post Brothers, which is responsible for the gigantic Piazza Terminal under construction project a block to the north.

Construction Progresses on Liberty Triangle in Northern Liberties, Philadelphia

Construction is progressing quickly on Liberty Triangle at 1102-48 North 2nd Street in Northern Liberties, North Philadelphia. The project will include 84 residential units within two separate structures. The buildings will stand up to six floors tall on an irregularly-shaped site formed by the diagonal Germantown Avenue. A zoning permit has been issued for the construction of a single-family attached structure at 1442 North Hollywood Street in Brewerytown, North Philadelphia. The site is located on the west side of the street on the block between Master Street and Jefferson Street. The structure will occupy a 578-square-foot footprint and will not exceed 38 feet in height, not including the pilot house that will be used to access the roof deck. Jeffrey E. 179-Unit Building Proposed for 1705 North American Street in Norris Square, North Philadelphia

A six-story, 179-unit residential building is planned at 1705 North American Street in Norris Square, North Philadelphia. Designed by Atrium Design Group, the building stand 77 feet tall and will replace a vacant grassy lot and a commercial building occupied by Drexel Foods. The building will take up an entire block, standing out from the predominantly rowhouse neighborhood. The building will stand in a desolate area, and will likely generate greater developer interest in the area. The modern design features stone cladding, a rarity for the area. The 189,000-square-foot building will also feature commercial and retail space.

Framing Work Progresses at 1539 North 26th Street in Brewerytown, North Philadelphia

Construction has topped out at 1539 North 26th Street, a five-story mixed-use building in Brewerytown, North Philadelphia. Designed by KCA Design Associates, the property will yield 28 apartments as well as ground-floor retail space and parking. GRIT Construction is in charge of building the structure.

Completion approaches at The Poplar, a renovation project in progress at 900 North 9th Street in Poplar, North Philadelphia. Designed by Cosica Moos Architecture, which is responsible for exterior as well as interior design, and developed by the Post Brothers, the 400,000-square-foot project transforms the 11-story Quaker Building, a factory loft built in 1918, into a 285-unit residential building. The redevelopment adds a striking new color to the exterior, a rooftop amenity deck, and units that come in multiple sizes.

Site of Broad and Noble Remains Inactive in Callowhill, North Philadelphia

Philly YIMBY’s recent site visit has observed no construction activity at the future site of Broad and Noble, a high-rise development proposed at 435-43 North Broad Street in Callowhill, North Philadelphia. Designed by Barton Partners and developed by Toll Brothers, the project will rise 231 feet and 19 stories and will include 344 apartments within the 371,302 square feet of residential space, as well as 23,647 square feet of amenity space, 46,275 square feet of parking and loading space, 10,574 square feet of retail, 8,351 square feet of office space, and 107 underground parking spaces. The proposal gets its name from its location at the northeast corner of North Broad Street and Noble Street, half a bl0ck away from the entrance of the elevated Rail Park.

900 North 8th Street Awaits Construction Activity in Poplar, North Philadelphia

A site at 900 North 8th Street, in Poplar, North Philadelphia, awaits the construction of a pair of buildings that will bring a massive amount of residential space to the neighborhood. A 134-foot-tall, 11-story tower will rise next to a 154-foot-tall, 12-story tower to the west, the latter of which appears as a set of two towers connected with sky bridges. Designed by Cosica Moos Architecture and developed by APOM-Holdings, the project will hold a total of 338 units.

1300 Fairmount Avenue Welcomes Residents and Shoppers in Poplar, North Philadelphia

A 14-story, 487-unit mixed-use development is mostly complete at 1300 Fairmount Avenue in Poplar, North Philadelphia. Designed by Cope-Linder Architects and developed by RAL Development, the building rises 185 feet, standing prominently over the predominantly residential neighborhood. Two of the floors house retail space, occupied by an ALDI supermarket, and a parking garage in the structure’s eastern section.

Cladding Halfway Up at 2100 Hamilton Street in Franklintown, North Philadelphia

Philly YIMBY’s recent site visit at 2100 Hamilton Street, located in the Franklintown section of Spring Garden, North Philadelphia, has revealed that the 115-foot, 10-story-tall residential tower’s cladding having climbed more than halfway up along the concrete structure. The project was designed by Cecil Baker, which is also behind two condo developments that have risen within the past four years, and developed by Brock Development Group. The development, located just to the north of Center City and three blocks to the southeast of the Philadelphia Museum of Art, rises from a masonry-walled pit where a freight train line once ran and was taken out in the 1970’s, with a tunnel remaining under several other blocks.
