1120 Frankford Avenue Goes Before Civic Design Review In Fishtown

A new mixed-use development called The Frankford, which is proposed at 1120 Frankford Avenue in Fishtown, Kensington, is going before the Civic Design Review. Designed by BLT Architects and developed by US Construction, the new building will rise five stories tall. On the ground floor, there will be 7,166 square feet of commercial space. The building will yield 150 residential units, spanning 83,372 square feet of space. There will not be any car parking included with the project, but the building will offer space for 50 bicycles.

Construction has been completed at a four-story, six-unit apartment building at 1721 North 21st Street in Cecil B. Moore, North Philadelphia, near Temple University. Designed by Designblendz, the structure replaces a vacant lot on the east side of the block between Cecil B. Moore and West Montgomery avenues. The building rises from a 2,480-square-foot footprint and offers 10,803 square feet of interior space, which lends a generous average of around 1,800 square feet per apartment. Permits list Structure Labs as the structural engineer, Hutec Engineering as the MEP engineer, and GRIT Construction as the contractor. Construction costs are specified at $1.1 million.

Construction work is making steady progress on the nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in Poplar, North Philadelphia. Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. The project will include parking for 31 cars and 50 parking bicycles. Construction costs are listed at $20 million.

In August 2020, Philly YIMBY reported that a zoning permit has been filed for the construction of a three-story single-family rowhouse at 539 West Berks Street near Temple University in North Philadelphia East. More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. Permits list V2 Properties Entity 6 LL as the owner, Plato Marinakos as the design professional, and V2 Properties Construction Management LLC as the contractor.

Permits Issued for Two-Unit Mixed-Use Building at 2104 Franklin Street near Temple University in North Philadelphia

Permits have been issued for the construction of a three-story mixed-use building at 2104 Franklin Street in North Philadelphia East. The mixed-use development will consist of ground-floor commercial space and two residences above, and will replace a vacant lot located just to the north of the intersection of Franklin and Diamond streets. The site sits near the Temple University campus, which is located within a five- to ten-minute walk to the west. The wood-framed structure will span a ground footprint of 1,312 square feet and will offer 2,488 square feet of interior space. Features include full sprinkling, a rear deck, and a roof deck, which promises to offer open skyline views. The building will feature full sprinkling, a cellar, and a roof deck, which, due to the building’s prominent height, promises to offer sweeping skyline views.
