In August 2020, less than two weeks after the launch of Philly YIMBY, we reported on permits filed for the construction of a residential building at 1728 Folsom Street in Fairmount, North Philadelphia. By now, more than a year later, the four-story duplex stands completed, as confirmed by our recent site visit, with both of its units sold. The building, neatly slotted among a phalanx of recently-built residences, marks the final chapter in the dramatic revival of the block between North 17th and North 18th streets, which had sat nearly vacant as recently as a decade ago.

Construction Anticipated at 817-21 North 3rd Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has noted that construction work has not yet begun at a six-story, 48-unit mixed-use building at 817-21 North 3rd Street in Northern Liberties, North Philadelphia. The building will feature a 4,855-square-foot commercial space at the ground floor and a roof deck, which will offer dramatic skyline views with its prominent height. The development will provide basement parking for 36 cars, as well as space for 20 bicycles. Permits specify Atrium LLC as the contractor. Construction costs are listed at $10.5 million.

Permits Issued for Eight-Unit Building at 1514 North American Street in Olde Kensington

Permits have been issued for the construction of an eight-unit mixed-use building at 1514 North American Street in Olde Kensington. Upon completion, the new building will rise three stories tall and hold 9,963 square feet of space. A commercial space will sit at the ground floor. A pilot house will lead to the roof of the building. Kevin O’Neill is listed as the design professional behind the project, with Sparti Construction listed as the contractor. Construction costs are listed at $1,245,375.

Permits Issued for Three-Unit Building at 2421 North 7th Street in North Philadelphia East

The stunning resurgence of the long-devastated interior of North Philadelphia East continues unabated. Following a string of recent residential submissions in the immediate vicinity, permits have been issued for yet another addition to the neighborhood, this time at 2421 North 7th Street. The building will replace part of a large vacant lot situated on the east side of the block between West York Street and West Cumberland Street, a few blocks to the northeast of Temple University. The submission calls for a ground footprint of 1,280 square feet, interior area of 2,559 square feet (which translates to around 850 square feet per apartment), and a roof deck. Permits list Old Kensington Holdings L. as the owner, Christopher Menna as the design professional, and JPL Construction Inc. as the contractor, the latter being a team behind many of the recently-proposed surrounding developments. Construction costs are specified at $180,000.
