Construction Imminent at 160-Unit Complex at 2360 West Girard Avenue in Brewerytown, North Philadelphia

Last October, Philly YIMBY reported that permits were issued for a five-story, 54-unit apartment building that is a part of a 160-unit residential complex proposed at 2630 West Girard Avenue in Brewerytown, North Philadelphia. Nearly five months later, our recent site visit has revealed that no construction has yet taken place. However, a portion of the site has been cleared, and construction machinery indicates that excavation may start in the near future. Our prediction is further supported by the fact that permits have also been issued for the remaining structures planned at the site at the end of last year. Designed by ISA and developed by ADCO (American Development Company) and Callahan Ward (which will also act as the contractor), the development, located under the full address of 2630-38 West Girard Avenue, will consist of the aforementioned apartment building next to two rows of quadruplex units, and will feature 9,300 square feet of ground-level retail along Girard Avenue.

Permits Issued for Six-Unit Building at 2401 Harlan Street in Sharswood, North Philadelphia

Permits have been issued for the construction of a multi-family building at 2401 Harlan Street in Sharswood, North Philadelphia. The new building will rise three stories tall once completed. There will be six residential units within the structure, adding a solid density boost for such a small parcel. In total, the new building will hold 3,884 square feet of space. Construction costs are estimated at $1,133,505, with comes out to under $189,000 per unit.

Permits Issued for The Wagon House at 1935 North 2nd Street in Olde Kensington

Permits have been issued for The Wagon House, a four-story mixed-use building at 1935 North 2nd Street in Olde Kensington. The structure will replace a garage and an adjacent lot on the east side of the block between West Berks Street and West Norris Street. Designed by Ambit Architecture, the structure will rise from a combined lot at 1935-39 North 2nd Street and span 10,640 square feet, which will include 1,000 square feet of ground-level commercial space and 13 residential units. The building will feature a basement, full sprinkling, and parking for four bicycles. Permits list Baltimore Select Properties as the contractor and a construction cost of $1.8 million.

A Detailed Overview of the 196-Unit Mixed-Use Building Proposed at 922 North Broad Street in Francisville, North Philadelphia

Over the course of the past year, Philly YIMBY featured sustained coverage of the seven-story mixed-use building planned at 922 North Broad Street in Francisville, North Philadelphia, and with good reason. Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue, two of the most important thoroughfares in Lower North Philadelphia, bringing 19,954 square feet of retail and 196 residential units to a subway- and trolley-adjacent site formerly occupied by a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof. Renderings have been revealed for a large mixed-use building at 150 West Berks Street in Olde Kensington. Designed by Cecil Baker + Partners and developed by Urban Conversions, the structure will stand seven stories tall, with multiple commercial spaces on the ground floor along Berks Street. In total, the building will yield 147,938 square feet of space. The structure will feature 152 residential units, most of which will be located on the upper floors, with two units situated on the ground floor. A partially covered area on the ground level will feature 42 parking spaces.

1120 Frankford Avenue Goes Before Civic Design Review In Fishtown

A new mixed-use development called The Frankford, which is proposed at 1120 Frankford Avenue in Fishtown, Kensington, is going before the Civic Design Review. Designed by BLT Architects and developed by US Construction, the new building will rise five stories tall. On the ground floor, there will be 7,166 square feet of commercial space. The building will yield 150 residential units, spanning 83,372 square feet of space. There will not be any car parking included with the project, but the building will offer space for 50 bicycles.

Construction Complete at Six-Unit Building at 1721 North 21st Street Near Temple University in Cecil B. Moore, North Philadelphia

Construction has been completed at a four-story, six-unit apartment building at 1721 North 21st Street in Cecil B. Moore, North Philadelphia, near Temple University. Designed by Designblendz, the structure replaces a vacant lot on the east side of the block between Cecil B. Moore and West Montgomery avenues. The building rises from a 2,480-square-foot footprint and offers 10,803 square feet of interior space, which lends a generous average of around 1,800 square feet per apartment. Permits list Structure Labs as the structural engineer, Hutec Engineering as the MEP engineer, and GRIT Construction as the contractor. Construction costs are specified at $1.1 million.

Construction work is making steady progress on the nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in Poplar, North Philadelphia. Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. The project will include parking for 31 cars and 50 parking bicycles. Construction costs are listed at $20 million.

In August 2020, Philly YIMBY reported that a zoning permit has been filed for the construction of a three-story single-family rowhouse at 539 West Berks Street near Temple University in North Philadelphia East. More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. Permits list V2 Properties Entity 6 LL as the owner, Plato Marinakos as the design professional, and V2 Properties Construction Management LLC as the contractor.

Permits Issued for Two-Unit Mixed-Use Building at 2104 Franklin Street near Temple University in North Philadelphia

Permits have been issued for the construction of a three-story mixed-use building at 2104 Franklin Street in North Philadelphia East. The mixed-use development will consist of ground-floor commercial space and two residences above, and will replace a vacant lot located just to the north of the intersection of Franklin and Diamond streets. The site sits near the Temple University campus, which is located within a five- to ten-minute walk to the west. The wood-framed structure will span a ground footprint of 1,312 square feet and will offer 2,488 square feet of interior space. Features include full sprinkling, a rear deck, and a roof deck, which promises to offer open skyline views. Permits list 4 Castle LLC as the owner, Anthony Maso as the design professional, and Kumas Homes LLC as the contractor. Construction costs are specified at $300,000.
