Cladding Halfway Up at 2100 Hamilton Street in Franklintown, North Philadelphia

Philly YIMBY’s recent site visit at 2100 Hamilton Street, located in the Franklintown section of Spring Garden, North Philadelphia, has revealed that the 115-foot, 10-story-tall residential tower’s cladding having climbed more than halfway up along the concrete structure. The project was designed by Cecil Baker, which is also behind two condo developments that have risen within the past four years, and developed by Brock Development Group. The development, located just to the north of Center City and three blocks to the southeast of the Philadelphia Museum of Art, rises from a masonry-walled pit where a freight train line once ran and was taken out in the 1970’s, with a tunnel remaining under several other blocks.

Permits have been issued for a six-story, 46-unit structure at 1309-25 Cambridge Street in Poplar, North Philadelphia. Designed by KJO Architecture, the 51,878-square-foot structure will include a roof terrace, as well as 15 parking spaces. Cambridge 9 OZB LLC is the listed owner. The building will cost $6.75 million to build.

Permits have been issued for the construction of a five-story mixed-use structure at 1731-39 Tilghman Street in Norris Square, North Philadelphia. The 34,119-square-foot building will feature 28 apartments, with 16 two-bedroom and 12 one-bedroom units. The property will also include 17 parking spaces and 11 bike parking spaces, as well as ground-floor retail space.

The permits call for tearing down a three-story prewar rowhouse at the south corner of Wylie Street and Perkiomen Street, and replacing it with a four-story, 45-foot-tall, five-unit multi-family building with bay windows and a roof deck. 166-Unit Building Proposed for 1201 West Girard Avenue in Yorktown, North Philadelphia

A four-story, 166-unit development has been proposed at 1201 West Girard Avenue in Yorktown, North Philadelphia. Designed by Landmark Architectural Design LLC, the building will provide 46,071 square feet of interior space and rise around 50 feet high to the top of the parapet, and around 60 feet high to the top of the bulkhead. The project will reintroduce density to a centrally-located yet sparsely built-out neighborhood and will feature a traditionally inspired design that reflects the city’s storied legacy of prewar architecture.

Last year, Philly YIMBY announced the proposal of a five-story, 160-unit residential complex at 2630 West Girard Avenue in Brewerytown, North Philadelphia. Today we take an in-depth look at the 127,200-square-foot development designed by ISA and developed by ADCO (American Development Company) and Callahan Ward, which will include 9,300 square feet of ground-level retail, parking for 46 vehicles and 56 bicycles, two shared roof decks, 34 private terraces, and other details revealed in last year’s Civic Design Review presentation.

The Hamilton’s Second Tower Tops Out at 1500 Hamilton Street in Franklintown, North Philadelphia

The second tower has topped out at The Hamilton, a 599-unit residential development located at 1500 Hamilton Street in Franklintown, North Philadelphia. Designed by Bower Lewis Thower Architects and developed by Community College of Philadelphia and Radnor Property Group, the 197-foot-tal, 16-story building stands taller than the 147-foot-tall, ten-story phase one building to the west. The first holds 279 units inside the tower, while phase two will feature 320 units. Located near the CBS 3 News headquarters, the pair of bulky, gray and yellow buildings brings a mix of color as well as density into the area.
