Phase Two of Mixed-Use Development Proposed for 1030 West Girard Avenue in Poplar, North Philadelphia

The Poplar neighborhood in North Philadelphia is seeing an influx of proposals in recent months. At 1030 West Girard Avenue, a second phase is being proposed as an extension to a project that is already rising. The new 120-unit residential building, developed by Michael Alhadad, will rise six stories and complete the full-block complex between West Girard Avenue to the north, West Harper Street to the south, North 10th Street to the east, and North 1th Street to the west. Phase two will take up the western half of the block, which currently houses a metal-sheathed, gable-roofed warehouse.

Permits Filed for 1722 and 1724 North Bonsall Street in Cecil B. Moore, North Philadelphia

Zoning permits have been filed for the construction of two adjacent single-family structures at 1722 North Bonsall Street and 1724 North Bonsall Street in the Cecil B. Moore neighborhood in North Philadelphia. Each building will occupy a 600 square foot footprint and will feature a roof deck. Standard Development LLC is the owner and Maher Abdelaal is the design professional for both structures.

Construction Progressing at 1300 Fairmount Avenue in Poplar, North Philadelphia

Broad Street, the city’s primary north-south thoroughfare, is seeing an influx of development proposals, particularly on its centrally located yet long-neglected portion between Center City and Temple University in lower North Philadelphia. At 1300 Fairmount Avenue, just off Broad Street and near the iconic Divine Lorraine Hotel, RAL Development is constructing a 185-foot-tall, 14-story mixed-use high-rise totaling 625,000 square feet. The structure will contain a 58,700-square-foot Aldi supermarket, a 12,000-square-foot preschool, and 487 apartments. Cope Linder Architects is the designer.
