The building will be located on a lot spanning 7,300 square feet, situated on a triangular block bound by Ridge Avenue, Port Royal Avenue, and Henry Revenue Connector. Designed by Ingram/Sageser Architecture & Planning, the type VA building will yield a total built-up area of 43,483 square feet and will feature a green roof as well as vacant commercial space. Ground floor commercial space is also proposed for the project. A total of 17 parking spaces will be developed on the site, includes two accessible spaces and two EV (electric vehicle) spaces, and 12 bicycle parking spaces. Permits list Klein & Company Plumbing Inc as the contractor. The project has an allocated total construction cost of $3 million.

Philly YIMBY’s recent site visit has noted that construction is underway at a four-story, 18-unit building at 1731 Washington Avenue in Graduate Hospital, South Philadelphia. The project site is bound by Washington Avenue to the south, South Bouvier Street to the east, and South 18th Street to the west. Designed by Harman Deutsch Ohler Architecture, the building will span 36,336 square feet and will feature ground-level commercial space, elevator service, balconies, a roof deck, and 24 parking spaces (20 of which are listed as mechanical, i.e. automated), as well as storage for 21 bicycles. Permits list Mik Mar Associates as the contractor and a construction cost of $3.6 million.

The structure, tentatively known as Building A, is a part of the larger Innovator Village development. The new building spans 25,264 square feet and includes a parking garage. Permits have been issued for the construction of a new multi-family building located at 2100-02 North Franklin Street in North Philadelphia East, North Philadelphia. Once completed, the new building will rise three stories tall, with a basement level and roof deck space at the top. Inside, there will be seven residential units, which each slated to be an apartment. In total, the structure will contain 7,224 square feet of space. Olympia Construction is handling the project’s contracting work.
