Foundation Work Underway at 1350 North Front Street in Fishtown

A recent site visit by Philadelphia YIMBY has discovered that foundation work appears complete at a five-story, 14-unit mixed-use development at 1350 North Front Street in Fishtown. The project, which is situated on the west side of the block between West Thompson and Master streets, will span 19,830 square feet and feature ground level retail and a roof deck, which, given the structure’s future prominence, will likely offer dramatic views of the Northern Liberties and Center City skylines. Permits issued in June of last year list Gnome Architects as the designer, although the previous design (featured as the cover image of the article) came from Bright Common. Permits specify GRIT Construction as the contractor and call for a construction cost of $2.3 million.

Permits Issued for 608 South American Street in Queen Village, South Philadelphia

Permits have been issued for the construction of a four-story, nine-unit apartment building at 608 South American Street in Queen Village, South Philadelphia. The development will replace a joined pair of prewar rowhouses on the west side of the block between South Street and Bainbridge Street. Designed by Gnome Architects, the new building will span 9,173 square feet and will feature a basement and two private roof decks. Permits list Cassidy McGrath as the contractor and indicate a construction cost of $1.2 million.

Renovation Work Begins at Engine 29 Firehouse at 1221-25 North 4th Street in Olde Kensington

although permits had been issued over a year ago in November 2021, renovation work has still not started at Engine 29 Firehouse, an adaptive reuse development at 1221-25 North 4th Street in Olde Kensington, as noted in a recent site visit by Philadelphia YIMBY. The development will involve a rear five-story addition to the existing three-story firehouse. The ground floor of the existing structure will be renovated into commercial space, while the upper floors will be converted into nine residential units. Designed by Continuum Architecture, the new addition will allow the development to include an additional 20 residential units, as well as parking for 14 cars and 15 bicycles.

Construction Nearly Complete at 1515 West Stiles Street in Cecil B. Moore, North Philadelphia

A recent site visit has revealed that construction is nearly complete at a four-story, two-family building at 1515 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The development, which has been topped out since last visit, rises on the north side of the block between North 15th and North 16th streets, a few blocks south of Temple University. Designed by Harman Deutsch Ohler Architecture, the building will span 3,106 square feet and will feature a basement and a roof deck. Permits list the site as a Philadelphia city property and specify Metro Impact, LLC as the contractor.

Permits have been issued for the construction of Janney & Auburn Senior Apartments, a four-story, 47-unit residential building proposed at 2855 Janney Street in Port Richmond, Kensington. The development will replace an approximately 13,000-square-foot vacant lot bound by Janney Street to the northwest, East Auburn Street to the southwest, and Weikel Street to the southeast. Designed by Kramer+Marks Architects, with Tantala Associates providing zoning documentation, the project will hold a total of 48,000 square feet. Permits list Domus Inc. as the contractor and specify a construction cost of $13 million.

The development will replace a vacant lot on the south side of the block between North 18th and North 19th streets, situated a block east of the Girard College campus Designed by Carolina Pena of Parallel Architecture Studio LLC, the structure will span 1,987 square feet and will feature a cellar, a roof deck, and full sprinkling. Permits list BI Direct LLC as the contractor.

A recent site visit by Philly YIMBY has revealed that construction has still not started at a single-family rowhouse at 1238 North Howard Street, near the junction of Fishtown and Olde Kensington, even though permits had been filed in October 2020 and issued in January of this year. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, hold 1,539 square feet, and feature a back yard and a roof deck.

Permits have been issued for the construction of a new mixed-use building at 1359 Frankford Avenue in Fishtown. Designed by NORR, with Tester Construction as the contractor, the new building will stand four stories tall, with a commercial space on the ground floor. There will be 61 apartments throughout the structure, with access to a common roof deck situated at the top. In total, the building will span 48,475 square feet. Construction costs are listed at $7.5 million.

A recent site visit by Philadelphia YIMBY has revealed that construction has not yet started at a single-family dwelling proposed at 1326 Palethorp Street in Olde Kensington, though a zoning permit was issued in November 2020. The development is slated to replace a vacant lot on the west side of the block between West Thompson and Master streets, and will feature a roof deck. Detailed information on the project remains scarce, although permits list CANNOdesign as the contractor (which is likely a confusing word choice, as CANNOdesign is an architecture firm and the listing likely refers to it as an architectural contractor).

One Dock Street Nearly Topped Out in Society Hill, Old City

Topping-out is rapidly approaching at One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers; upon completion, One Dock Street will stand as the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.
