Development is making headway at the seven-story, 146-unit building planned at 741 Spring Garden Street in Poplar, Lower North Philadelphia, as Kawa Capital Management, a Florida-based financial planning and advisory firm, has recently secured a $25 million construction loan. Developed by Arts + Crafts Holdings and designed by JKRP Architects, the project will span around 100,000 square feet and will offer 3,361 square feet of ground-level retail and parking for 27 cars and 72 bicycles.

YIMBY recently introduced a six-story, 79-unit mixed-use proposal at 1106-14 Spring Garden Street (aka 1106 Spring Garden Street) in Callowhill, Lower North Philadelphia. Designed by Varenhorst, the building will offer an appealing design, street-energizing retail, much-needed public space, and a large number of apartments. However, the proposal also involves the demolition of a stately prewar building, which has recently been torn down. Today we look at the demolished structure and analyze strategies for how it could have been preserved and incorporated into the design without sacrificing any of its current strong points.

The development is situated on the west side of the block between Race and Vine streets, half a block north of the Convention Center (thus situating the project within the Convention Center District). Construction has been moving at a rapid pace on the skyscraper rising at 1101 Chestnut Street in Market East, Center City. The building, also known as the Thomas Jefferson Specialty Care Pavilion, is the latest addition to the expanding Jefferson Health campus in this section of the city. Designed by Ennead Architects and Stantec and developed by National Real Estate Development, the building currently stands at roughly the halfway point of its full height of 372 feet and 23 stories. The building is a part of East Market Phase 3, the latest expansion of the East Market complex.

A proposal has been submitted for review for a six-story, 79-unit mixed-use building at 1106-14 Spring Garden Street (aka 1106 Spring Garden Street) in Callowhill, Lower North Philadelphia. Designed by Varenhorst, the building will rise from an L-shaped, 17,543-square-foot lot with frontage on Spring Garden and North 11th streets, though the corner parcel is not included in the project. The 74,587-square-foot development will include below-ground parking for 27 vehicles, retail and residential amenity space on the ground floor, and apartments on the stories above.

A four-story, 86-unit residential building has been proposed at 448-56 Rhawn Street (aka 448-456 Rhawn Street) in Fox Chase, Northeast Philadelphia. Designed by KCA Design Associates, the development will rise on the southwest corner of Rhawn Street and Rockwell Avenue, across from the Fox Chase Station of the SEPTA Regional Rail. The structure will hold 77,776 square feet of interior space, of which 2,500 square feet will be allocated to ground-level retail space. The development will include a ground-level garage with space for 48 cars and 30 bicycles.

Designed by Coscia Moos Architecture, the building will feature commercial space at the ground floor and 196 residential units on the floors above. The 176,679-square-foot structure will include a roof deck and a parking garage. Construction costs estimated at $20 million.

Permits have been issued for the construction of a six-story mixed-use building at 23 West Girard Avenue in Fishtown, Kensington. Designed by JKRP Architects, the new building will feature 107 residential units, with a roof deck situated atop the structure. The basement will hold parking for 28 cars and 47 bicycles. In total, the building will contain 104,160 Square feet of space. Construction costs are estimated at $21.5 million.

Completion Nears at 28-Unit Rental Building at 171 West Berks Street in Norris Square

Construction work is nearly complete at the five-story, 28-unit rental building at 171 West Berks Street in Norris Square. Designed by Ambit Architecture, the building will feature ground-level retail and residential amenities such as a fitness center, bicycle storage, and nine parking spaces. The roof deck will offer a lounge area, a dog park, yoga space, and sweeping skyline views. At the moment, the structure appears effectively finished, although the ground-level retail space has not yet opened.
