A recent site visit by Philly YIMBY has revealed that construction is underway at a four-story, 60-unit mixed use building at 6311-17 Germantown Avenue in Morton, Northwest Philadelphia. The development is situated on the east side of the block between East Washington Lane and East Duval Street. The building will span 51,592 square feet and feature commercial space on the ground floor, elevator service, a green roof that will span at least 60 percent of the rooftop, 20 bicycle spaces, and full sprinkling. Permits list Knight Rider Construction as the contractor and a construction cost of $5.29 million.

YIMBY Shares a Detailed Model of One Liberty Place in Center City

As the 35th anniversary for the topping-out of One Liberty Place‘s spire was commemorated, Philadelphia YIMBY has assembled a high-quality model of the skyscraper. Located at 1650 Market Street in Center City, the tower is a milestone in the skyline and Philadelphia history as it broke free of the height limit once set by City Hall and improved the city’s image. While heavily criticized by some at the time of proposal, the office tower was eventually given the green light to stand 61 stories high and 945 feet tall. The tower and the second phase of the project was designed by Helmut Jahn of Murphy/Jahn and developed by Willard G. Rouse III of Rouse and Associates. In this feature, Philadelphia YIMBY observes an accurately detailed model of One Liberty Place on the 1987 skyline massing.

Permits have been issued for the construction of a five-story mixed-use building at 1820 Ridge Avenue in Francisville, North Philadelphia. Designed by Plato Studios, the new building will hold commercial space at the ground floor as well as 12 residential units. /The structure will span 10,732 square feet. Features include a basement and a roof deck will located at the top of the structure. Construction costs ate listed at $800,000.

One Dock Street Popping Into View From Society Hill, Center City

Despite opposition from preservationists, the long-awaited tower at One Dock Street is underway in Society Hill, Center City. The apartment building will stand 372 feet tall and 31 stories. Designed by Philadelphia-based BLT Architects and developed by LCOR Incorporated, the slim yet sizeable tower will feature 272 rental apartments and will connect to the Marriott Hotel adjacent to the site. The high-rise will join architect I. M. Pei’s three Society Hill Towers that have dominated the area since 1964.

A series of five adjacent three-story, six-unit apartment buildings have been proposed at 3837 through 3845 Wallace Street in Mantua, West Philadelphia, yielding a total of 30 apartments. Designed by Haverford Square Designs, each structure will span 4,500 square feet, lending an average of 750 square feet per unit, and will feature a basement, nine-foot-plus ceilings, and full sprinkling. Permits for each structure list Francesco Zampetti as the design professional, Eugene Naydovich of Fitler Development as the contractor, and a construction cost of $200,000.

Designed by M Architects and developed by Stamm Development Group, the building will span 70,996 square feet and will feature underground parking and a green roof. Permits list Tester Construction Group as the contractor and a construction cost of $14 million.

Renderings have been revealed for a seven-story mixed-use development at 619 North Broad Street in Poplar, Lower North Philadelphia. Designed by Brightcommon, the new building will hold two commercial spaces at the ground floor, totaling 3,791 square feet of space, as well as a residential component, which will span 90,882 square feet and include 119 residential units. The ground floor mezzanine area, which will feature a lobby, amenity spaces, trash, loading and parking, will hold 6,150 square feet. The basement level will add 17,892 square feet of additional space. A total of 34 parking spaces included.
