Permits have been issued for the construction of a new mixed-use development located at 2824 Cecil B. Moore Avenue in Brewerytown, North Philadelphia. Designed by HDO Architecture, the new building will rise three stories and will contain five residential units. In total, the structure will span 6,192 square feet of space.
A recent site visit by Philly YIMBY has observed that construction work is well underway at a 149-unit residential complex at 801 North 19th Street in Francisville, North Philadelphia, aside from a large earthen berm that was not present at the time of our previous visit in April. Designed by NORR, the project will consist of a five-story, 115-unit apartment building as well as 34 three-story townhouses clustered around an interior courtyard and parking lot. The 104,596-square-foot multi-family building will offer units spanning between 498 to 1,004 square feet, an amenity area situated at the fifth floor, and 52 parking spaces in a basement garage.
Philadelphia YIMBY’s recent site visit has confirmed that construction work is complete at a multi-building development at 1301-07 Ridge Avenue in Poplar, Lower North Philadelphia. 1301 Ridge Avenue, the building situated at the south end of the wedge-shaped site, boasts stats representative of the complex; it will span a footprint measuring 994 square feet and will hold 3,814 square feet of interior space, which translates into spacious apartments measuring well over 1,000 square feet each. The structure will be fully sprinkled. Permits list Greenway Plaza LLC as the owner, Brett Harman as the design professional, and Liu Construction LLC as the contractor. Construction costs are specified at $380,000.

Designed by j2a Architects, the structure will span 117,624 square feet and feature parking for 31 cars and 74 bicycles. Permits list BSI Construction as the contractor and specify construction costs of $19 million.
In recent days, Philly YIMBY checked in on the nine-story-tall, 108-unit mixed-use recently completed building at 545 North Broad Street in Poplar, Lower North Philadelphia. The development is located rises on the east side of the street, spanning a lot bordered by Brandywine Street to the south and Green Street to the north. Designed by CANNOdesign and developed by Elk Street Management, the development spans 152,635 square feet, a figure that includes 11,130 square feet of commercial space on the ground floor. The building features a roof deck and parking for 31 cars and 50 bicycles. Permits list the Daniel J. Keating Company as the contractor and specify a construction cost of $20 million.
