Looking at Planned Waterfront Development Along Delaware Avenue

Delaware Avenue is a major thoroughfare running along the eponymous Delaware River (though certain sections feature different names). Large stretches of the street are either industrial, either presently or formerly, or largely suburban, with massive shopping centers and parking lots, though the city has long planned to transform it into a dense urban corridor. Now, these dreams appear on the verge of becoming a reality, with a large number of proposals planned for the avenue. Demolition Pending at Future Site of 295-Foot-Tall Tower at 1101 Walnut Street in Center City

Demolition is pending for a Wendy’s restaurant at 1101 Walnut Street in Center City, which will be replaced with a 259-foot-tall, 23-story residential tower designed by JKRP Architects.  The project was initially revealed in August 2019, with demolition and construction permits following in October. Since that time, however, no signs of demolition work have appeared on the site. Permis list ARD 1105 Walnut LLC as the owner.

Renderings Revealed for 17-Story Building at 619 North Broad Street in Callowhill, North Philadelphia

Renderings have been revealed for 619 North Broad Street, a proposed 17-story building in Callowhill, North Philadelphia. The high-rise, designed by Varenhorst Architects and revealed on its website, is planned to stand 275 feet tall and consists of a rectangular five-story podium with an L-shaped section rising above, with a spacious outdoor terrace at the setback. No permits have been filed yet.

Demolition Permits Filed for 901 Leland Street in Francisville, North Philadelphia

Last week, a zoning permit has been filed for the complete demolition of all structures on the lot at 901 Leland Street in Francisville, North Philadelphia. A single-story, pre-war warehouse currently spans the lot. Curiously, the permit seems to be a departure from another recent filing issued in late July, which called for the erection of a five-story addition to the existing one-story structure. 2036 Fairmount Ave LLC is the listed owner.
