Construction Pending at 26 South 42nd Street in Spruce Hill, West Philadelphia

A recent site visit by Philly YIMBY has discovered that demolition work has not yet started at the site of a proposed seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and specify a construction cost of $6.8 million.

Construction Appears to Pause at 4211 Chestnut Street in University City, West Philadelphia

Philly YIMBY’s recent site visit has noted that construction is underway at a seven-story, 100-unit residential development at 4211 Chestnut Street in Spruce Hill, West Philadelphia. Also known as 4211-13 Chestnut Street, the project replaces a vacant lot, a single-story commercial structure, and a parking lot on the north side of Chestnut Street between South 42nd and South 43rd streets, on the western side of greater University City. The new building will span 68,210 square feet and feature a shared roof deck and a parking garage. Permits list 4211 Chestnut LLC as the contractor and indicate a construction cost of $4 million.

Demolition Not Yet Started at Penn Presbyterian Medical Center Garage in University City, West Philadelphia

Philly YIMBY’s recent site visit has observed no signs of demolition work at a 406-car multi-level garage at the northwest corner of Filbert and North 38th streets at the Penn Presbyterian Medical Center campus at 3800 Powelton Avenue in University City, West Philadelphia. The demolition is planned as part of an extensive overhaul of the medical campus, which includes the construction of a nine-story, 481,702-square-foot parking garage in the western section of the campus superblock, which is currently nearing completion.

Construction Not Yet Commenced at 1223-45 Washington Avenue in Hawthorne, South Philadelphia

Philly YIMBY’s recent site visit has revealed that construction has still not begun on a 12-story, 375-unit mixed-use project at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. The property spans a nearly 50,000-square-foot lot bound by Washington Avenue to the south, South 13th Street to the west, and Kimball Street to the north. Designed by BKV Group, the building will rise to a height specified at 154 feet and span 372,721 square feet. The project will include commercial space on the ground floor along Washington Avenue as well as an underground parking garage and space for 184 bicycles. Permits list Post General Contracting as the contractor and specify a construction cost of $62 million.

A recent site visit by Philly YIMBY has noted that construction work is complete at a three-story, seven-unit apartment building at 4937 Chestnut Street in Walnut Hill, West Philadelphia. The development replaces a vacant lot on the north side of the block between South 49th and South 50th streets. Designed by Haverford Square Designs, the structure spans 5,569 square feet and features a basement and a roof deck, the latter reserved for private use by one of the units. Permits list Eugene Naydovich of Fitler Development as the contractor and specify a construction cost of $200,000.

Exterior Nearly Complete at One Dock Street in Society Hill, Old City

A recent site visit by Philly YIMBY has observed that curtain wall assembly is nearly complete at One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers; upon completion, One Dock Street will stand as the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

Construction Not Yet Started at 33 North 22nd Street in Center City West

Philadelphia YIMBY’s recent visit has observed that construction has still not started at a 328-foot-tall, 29-story residential tower proposed at 33 North 22nd Street in Center City West, though a construction permit was issued in November 2021. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also listed as the contractor), the building will span 456,380 square feet and offer 341 apartments as well as a garage for use both by the building’s residents as well as customers of the adjacent Trader Joe’s supermarket, which currently uses the outdoor parking lot at the building site, which remained in operation at the time of our visit. Permits list a construction cost of $136 million.

YIMBY Shares Additional Views of 2222 Market Street in Center City West

Earlier this month, YIMBY visited 2222 Market Street, a 295-foot-tall, 19-story office tower that is nearing completion in Center City West; today we share a few additional angles of the dramatic structure. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Building features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.
