Philadelphia YIMBY’s recent site visit has observed significant progress on curtain wall assembly at Amy Gutmann Hall under construction at 3317-23 Chestnut Street in University City, West Philadelphia. Designed by Lake Flato Architects, with KSS Architects as the architect of record and Ground Control Collaborative as landscape designer, the building will rise six stories and span 115,954 square feet, and will feature classrooms, collaborative spaces for student projects, and a data science hub. The total construction cost is indicated at $68.3 million.

A recent site visit by Philadelphia YIMBY has noted that construction is nearly complete at a 327-unit multi-family apartment building at 4519 Chestnut Street in Spruce Hill, West Philadelphia. Designed by SITIO Architecture + Urbanism, the building is projected to rise six stories tall and span 223,848 square feet. Project features include parking for 92 cars and 154 bicycles.

A recent site visit by Philadelphia YIMBY has observed that construction has work is complete at a five-story, 40-unit mixed-use building at 4415 Chestnut Street in Spruce Hill, West Philadelphia. Designed by Wulff Architects and developed by Orens Brothers Real Estate, the building will include retail space as well as features such as elevator service, a green roof, full sprinkling, and 14 bicycle spaces. Permits list Orens Development Inc. as the owner and Orens Brothers Inc. as the general contractor. Construction is expected to cost $5.5 million.

The development will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are indicated at $15.3 million.

Construction Tops Out at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

During a recent site visit, Philadelphia YIMBY has observed that construction has topped out at a six-story, 247-unit mixed-use building at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and specify a construction cost of $40 million. Construction work also continues at the townhouse portion of the project, which consists of 40 four-story, two-family dwellings, arranged in two rows of 20 and separated by a mid-block drive aisle. The typical structure will span 2,416 square feet and will feature a roof deck and parking.
