Although permits have been filed in 2020 and 2021 and were issued in January, construction has not yet begun at the three-story single-family rowhouse proposed at 1816 Seybert Street in Cecil B. Moore, North Philadelphia, as seen in a recent site visit by Philly YIMBY. The development will replace a vacant lot on the south side of the block between North 18th and North 19th streets, situated a block east of the Girard College campus Designed by Carolina Pena of Parallel Architecture Studio LLC, the structure will span 1,987 square feet and will feature a cellar, a roof deck, and full sprinkling. A recent site visit by Philly YIMBY has revealed that construction has still not started at a single-family rowhouse at 1238 North Howard Street, near the junction of Fishtown and Olde Kensington, even though permits had been filed in October 2020 and issued in January of this year. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, hold 1,539 square feet, and feature a back yard and a roof deck.

Permits Issued for 1359 Frankford Avenue in Fishtown

Permits have been issued for the construction of a new mixed-use building at 1359 Frankford Avenue in Fishtown. Designed by NORR, with Tester Construction as the contractor, the new building will stand four stories tall, with a commercial space on the ground floor. There will be 61 apartments throughout the structure, with access to a common roof deck situated at the top. In total, the building will span 48,475 square feet. Construction costs are listed at $7.5 million.

A recent site visit by Philadelphia YIMBY has revealed that construction has not yet started at a single-family dwelling proposed at 1326 Palethorp Street in Olde Kensington, though a zoning permit was issued in November 2020. The development is slated to replace a vacant lot on the west side of the block between West Thompson and Master streets, and will feature a roof deck. Detailed information on the project remains scarce, although permits list CANNOdesign as the contractor (which is likely a confusing word choice, as CANNOdesign is an architecture firm and the listing likely refers to it as an architectural contractor).

One Dock Street Nearly Topped Out in Society Hill, Old City

Topping-out is rapidly approaching at One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers; upon completion, One Dock Street will stand as the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

Designed by Coscia Moos Architecture and developed by Hightop Real Estate and Development, the 43,010-square-foot project will rise from a 8,124-square-foot footprint and include 2,252 square feet of retail, a basement, full sprinkling, and a parking garage. Permits list Ferraro Construction Group LLC as the contractor and a construction cost of $4 million.

Public space along Ridge Avenue and parking lot at the block interior will also be included. As confirmed by YIMBY’s recent site visit, a cleared rowhouse site continues to sit vacant at 1735 Seybert Street in Cecil B. Moore, Lower North Philadelphia, after the demolition of a vacant two-story single-family rowhouse. An attractive wood plank fence encloses the vacant lot. The work was performed as part of the City of Philadelphia demolition program. Permits listed Francis Henriquez of FH Demolition as the contractor and a work cost of $13,995.

Site Prep Starts at 1700 North Front Street in Fishtown

After a yearlong-plus wait since the original reveal of the renderings, construction site preparation work has finally commenced for a five-story, 204-unit development proposed at 1700 North Front Street in Fishtown. Following a gradual arrival of construction equipment onto the site, excavators have recently begun to tear up the blacktop of the block-spanning parking lot that spans the large site bound by the elevated-train-capped Front Street to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot structure will hold 123,218 square feet of residential space and 16,429 square feet of retail. The residential component will consist of 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The development will also feature 70 bicycle parking spaces.

Permits have been issued for the construction of The Frankford, a six-story, 107-unit mixed-use residential and retail development planned at 1120 Frankford Avenue (alternately 1120-36 Frankford Avenue Parcel H) in Fishtown. The project spans a through-block lot between Frankford Avenue and Dunton Street, half a block south of Girard Avenue. Designed by BLT Architects, the building will hold 87,200 square feet, of which around more than 10,000 square feet will account for retail on the two lower floors. Permits list US Construction as the contractor and specify a construction cost of $15 million.
