A recent site visit by Philadelphia YIMBY has observed that foundation work is in progress at a four-story, six-unit mixed-use building under construction at 2240 Frankford Avenue in Fishtown. The project borders Frankford Avenue to the south, Trenton Avenue to the north, and East Dauphin Street to the east. Designed by Mt. Alto Design + Drafting, the building will offer commercial space at the ground floor and balconies in select units. Permits list Kaps Construction as the contractor and specify a construction cost of $450,000.

Philadelphia YIMBY’s recent site visit has confirmed that construction work is complete at a four-story, 33-unit residential building at 2328-44 North 2nd Street in West Kensington. The wood-framed structure, situated on the west side of the block between West Dauphin and West York streets, replaces a parking lot and an auto service facility. The development spans 41,940 square feet and features a roof deck. Permits list G.A.C. Construction Development as the contractor and specify construction costs at $6 million.

Construction Nearly Complete at 1709 and 1711 Snyder Avenue in West Passyunk, South Philadelphia

A recent site visit by Philadelphia YIMBY has observed that construction work is nearing completion at a pair of three-story, two-unit mixed-use rowhouses at 1709 and 1711 Snyder Avenue in West Passyunk, South Philadelphia, which will offer a combined total of four residential units. The new buildings replace a pair of similarly-sized three-story rowhouses on the north side of the block between South 17th and South Colorado streets. Designed by KCA Design Associates, each building spans 3,380 square feet, of which around just under 1,000 square feet will consist of commercial space, and will feature a basement and a roof deck. Permits list LNHA New Homes as the contractor and specify a construction cost of $350,000 for each.

Completion Approaches at 36-42 South 2nd Street in Old City

Philadelphia YIMBY’s recent site visit has observed that construction is nearing completion at a seven-story, 61-unit mixed-use development at 36-42 South 2nd Street (also known as 36-38 South 2nd Street) in Old City. The new structure replaces a parking lot situated on the west side of the block between Market and Chestnut streets. Designed by CANNOdesign, the building will span 51,623 square feet and will feature ground-level retail, a basement, and a shared roof deck. Permits list the Tester Construction Group as the contractor and indicate a construction cost of $10.5 million.
