The project replaces a dilapidated commercial building on the west side of the block between Jefferson Street and West Oxford Street. Designed by the BKV Group, the development will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot project will cost nearly $306 million to build.

A recent site visit by Philly YIMBY has observed that construction has still not started on a 12-story, 375-unit mixed-use project at 1223-45 Washington Avenue in HawthorneSouth Philadelphia. The property spans a nearly 50,000-square-foot lot bound by Washington Avenue to the south, South 13th Street to the west, and Kimball Street to the north. Designed by BKV Group, the building will rise to a height specified at 154 feet and span 372,721 square feet. The project will include commercial space on the ground floor along Washington Avenue as well as an underground parking garage and space for 184 bicycles. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.
