The ground level will feature 75 parking spaces, with two being ADA spaces and four designated for electric vehicles, along with 65 bike spaces. A recent site visit by Philly YIMBY has confirmed that construction work is complete at a four-story mixed-use building at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia. The development is located at the northwest corner of Fairmount Avenue and North 17th Street. Designed by Marshall Sabatini and developed by MM Partners, the project includes 24 residential apartments, two commercial spaces, and roof decks. Permits list Tester Construction Group as the contractor and specify a construction cost of $5.3 million.

A recent site visit by Philly YIMBY has observed that construction is underway at a half-million-square-foot, 488-unit mixed-use development at 700-30 North Delaware Avenue on the Delaware River waterfront in Northern Liberties, North Philadelphia. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one spanning the east half of the lot at 700-30 North Delaware Avenue and another to the west at 711-35 North Front Street, with a retail-fronted pedestrian promenade between the two offering public space.
