A recent site visit by Philadelphia YIMBY has observed that construction has not yet started at an 18-story, 198-unit tower proposed at 1101 Walnut Street in Midtown Village, Center City. Designed by JKRP Architects, the structure will span 138,150 square feet, with 4,420 square feet of retail space on the ground floor and 6,281 square feet of office and amenities at the fourth floor. The development will also feature 34 off-site parking spaces and storage for 68 bicycles.

Philadelphia YIMBY’s recent site visit has noted that construction work is nearing completion at a three-story, three-unit apartment building at 1810 Federal Street in Point Breeze, South Philadelphia. The development is situated on the south side of the block between South 18th and South 19th streets. Designed by Designblendz, the structure will span 3,352 square feet. Permits list Michael Treacy as the contractor and specify a construction cost of $450,000.

Designed by DAS Architects, the building will span 51,181 square feet and will feature a restaurant at the first and second floors. Permits list Midwest Construction and Painting Inc. as the contractor and specify a construction cost of $21.1 million.

Construction Still Pending at 33 North 22nd Street in Center City West

A recent site visit by Philadelphia YIMBY has noted that site preparation work has still not started at a 328-foot-tall, 29-story residential tower planned at 33 North 22nd Street in Center City West, a year and a half after a construction permit was issued in November 2021. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also listed as the contractor), the high-rise will span 456,380 square feet and supply 341 apartments as well as a garage for use both by the building’s residents as well as customers of the adjacent Trader Joe’s supermarket, which currently uses the outdoor parking lot at the building site. Permits specify a construction cost of $136 million.

Philadelphia YIMBY’s recent site visit observed that construction work has still not started at 2012 Chestnut Street in Rittenhouse Square, Center City, the site of a proposed 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, also known under its full address of 2012-14 Chestnut Street, will feature 162 residential units, of which 130 would run at market rate and another 32 would be classified as “workhouse housing.” The plan also includes around 4,500 square feet of retail space on the ground floor.

Philly YIMBY recently revisited the site of a dormant proposal for an office tower at 1301 Market Street in Market East, Center City, half a block to the east of City Hall. Designed by Skidmore, Owings & Merrill and developed by the Oliver Tyrone Pulver Corporation, the building will yield over 700,000 square feet, with floor plates at the lower levels measuring over 25,000 square feet and those at the upper floors at over 17,000 square feet.
