Construction is underway at a five-story, 38-unit mixed-use development at 1600 North Front Street in Fishtown, Kensington, next to the elevated Market-Frankford Street Line. Designed by KJO Architecture, the building will feature retail at the ground floor, which will contribute to the commercial corridor along the street.
Permits have been issued for the construction of a three-story, three-unit multi-family building at 2216 North Marshall Street in North Philadelphia East. The structure will replace a vacant lot on the west side of the block between West Susquehanna Avenue and Germantown Avenue, next to a similar building planned at 2218 North Marshall Street. The structure will span an 849-square-foot footprint and will feature 2,572 square feet of interior space, translating to around 857 square feet per apartment. The development will include a cellar and a roof deck, which will offer skyline views in most directions thanks to the structure’s generally unobstructed sightlines. Permits list 3637 Realty LLC as the owner, Christopher Menna as the design professional, and JPL Construction as the contractor. The design professional and the contractor match those at the building planned next door, indicating that they may be part of the same development initiative. Construction costs are estimated at $180,000.
The Drexel College of Nursing and Health Professions is shaping up to look like its renderings as the exterior approaches completion. The building, which is also known as the Wexford Drexel Academic Tower, is located at 3601 Filbert Street in University City, West Philadelphia. Designed by Ballinger and developed by Wexford Science & Technology LLC, the structure rises to a height of 12 stories and 185 feet. The remainder of the facade with brown glazed glass and metal highlights will be installed in the near future.
Renderings have been revealed for a 165-unit multi-family development at 201 West Johnson Street in Morton, Northwest Philadelphia. Designed by VBC Studio, the building will rise five stories tall, with units ranging from one-bedrooms spanning 535 square feet to two-bedroom units with 1,080 square feet of space.
Demolition status remains in an uncertain state at the site of Broad + Pine, a skyscraper planned at 337 South Broad Street, in Washington Square West, Center City. Designed by Cecil Baker + Partners, the building is planned to rise 361 feet and 23 stories tall, and contain 56 condominium units. The project is developed by Dranoff Properties, which is also behind Arthaus, a high-rise condo under construction just to the north up the block
