Construction Anticipated at 139 West Chelten Avenue in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has not yet started at the five-story, 50-unit residential building at 139 West Chelten Avenue in Germantown, Northwest Philadelphia, though permits were issued last October. Designed by CANNOdesign, the development will be situated within a two- to three-block walking distance to two SEPTA Regional Rail stations, the Chelten Avenue Station to the southwest and the Germantown Station to the northeast. The ground-level retail space will contribute to the commercial corridor along which the building will be situated. The structure will span a 13,681-square-foot footprint and will feature 52,391 square feet of interior space, full sprinkling, and an unspecified number of parking spaces. Permits list Tester Construction Group as the contractor and a construction cost of $7.7 million.

YIMBY Looks at Project Details for 63-Unit Building Planned at 26 South 42nd Street in Spruce Hill, West Philadelphia

Last December, YIMBY reported that permits were issued for the construction of a seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and a construction cost of $6.8 million. Designed by CANNOdesign, the structure will span 41,674 square feet and will include ground-level commercial space, elevator service, a green roof, and full sprinkling. Permits list Tester Construction Group as the contractor and a construction cost of $6.5 million.

Renderings Revealed for 3618-32 Haverford Avenue in Mantua, West Philadelphia

Renderings have been revealed for a four-story, 61-unit mixed-use development at 3618-32 Haverford Avenue in Mantua, West Philadelphia. Designed by HDO Architecture, the building, which fronts on Haverford Avenue and Brandywine Street, will hold commercial space on the ground floor. Eight street trees planted along the footprint, enhancing the street presence. 22 bicycle stalls will be included within the the building’s interior, with another eight on the sidewalk. Due to the site’s zoning and location, no parking is required nor is included within the development.
