No construction progress has been made at the site of a three-story building proposed at 933 North American Street in Northern Liberties, North Philadelphia, as our recent site visit has shown. In August of last year, one of YIMBY’s earliest articles revealed that permits have been filed for a new structure located just off the triple intersection of North American Street, West Laurel Street, and North Bodine Street, where a Colonial-style rowhouse currently stands.

295-Foot-Tall Office Building Tops Out at 2222 Market Street in Center City West

The latest office building to be constructed in Center City since the Comcast Technology Center was completed in 2019 is the one currently rising at 2222 Market Street, located within the rapidly growing Center City West neighborhood. Designed by Gensler and developed by Parkway Commercial Properties, the building has recently topped out and now stands at its full height of 295 feet and 19 stories. The development will hold law office space, with the law firm Morgan, Lewis, Bockius LLP planning to occupy at least part of the structure. The tower is the second high-rise project to go up in the area in recent years, following the topping-out of the two Riverwalk buildings.

A Detailed Look at the 27-Story Tower Planned at 300 North Christopher Columbus Boulevard in Northern Liberties

After years of dormancy and inaction, numerous developments along the Delaware River waterfront are finally having their permits issued, which puts them on direct track toward construction. One of the most exciting among these is the project planned at 300 North Christopher Columbus Boulevard in Northern Liberties. Designed by Handel Architects and developed by The Durst Organization, the project will feature a 27-story, 360-unit tower rising next to a brand new public space. A construction permit was issued for the project in November of last year, and another, more comprehensive one, was issued in August of this year. Earlier this month, a YIMBY site visit observed a large amount of recently-placed material and equipment at the site, although it is not certain whether it is intended for the building’s construction. Today we take a closer look at the building’s design its future contribution both to the neighborhood and to the skyline at large.

Shuttered Building Awaits Demolition at Site of 34-Unit Townhouse Complex at 949 North Marshall Street in Northern Liberties, North Philadelphia

Although demolition and partial construction permits have been issued, Philly YIMBY’s recent site visit found no signs of ongoing activity at the site of the 34-unit townhouse complex planned at 949 North Marshall Street in Northern Liberties, North Philadelphia. Designed by Gnome Architects, the development will consist of homes each rising four stories tall. Each property will feature roof decks and rear balconies, and two-car garage, creating a total of 68 parking spaces within the development.

The Philadelphia skyline has been seeing dramatic growth over the past two years, with multiple new high-rises with eye-catching designs recently completed and more still under construction. With the buildings getting taller and the skyline becoming denser, the city is looking bolder and becoming ever more noticeable from multiple perspectives. In this feature, Philly YIMBY takes a look at the skyline from the Interstate 95, where the highway offers an incredible vantage point at the high-rises that are currently underway.

Renderings Revealed for 1300 North Howard Street in Olde Kensington

Renderings have been revealed for a 112-unit mixed-use development proposed at 1300 North Howard Street in Olde Kensington. Designed by HDO Architecture, the building will stand five stories tall and feature commercial space will be located in the ground floor, with residential units above, as well as 47 parking spaces for building residents (with two being ADA accessible and three more for electric vehicles), space for 40 bicycles, and 20 bike stalls along the sidewalk.

Permits Issued for Three-Story Vertical Extension at 223-25 Market Street in Old City

Permits have been issued for a multi-family addition above an existing building at 223-25 Market Street in Old City. Currently, the building stands three stories tall. Designed by the Atrium Design Group, the addition will upgrade the height up to six stories ant the interior area to 23,685 square feet. A commercial space will be added to the ground floor, while the upper floors will hold 22 residential units. A roof deck will be made accessible via a pilot house. Construction costs are estimated at $3.5 million.

Permits Issued for 29-Story, 341-Unit Tower at 33 North 22nd Street in Center City West

Permits have been issued for a high-rise tower at 33 North 22nd Street in Center City West. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group, the building will rise 328 feet and 29 stories tall and feature 341 residential units. A parking garage will be included within the structure, which will add to its sizable height. In total, the development will yield 456,380 square feet of space. Construction costs are estimated at $136,000,000.

Progress Stalled at DeSimone Tower, 18-Story Car Dealership and Apartment Hybrid Planned at 626 North Delaware Avenue in Northern Liberties, North Philadelphia

Philly YIMBY’s recent site visit revealed no new progress at the site of the DeSimone Tower, a 18-story, 96-unit mixed-use building proposed at 626 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by Coscia Moos Architecture, the building, also known under its full address of 626-30 North Delaware Avenue, is slated to rise at a site bordered by the Delaware Avenue to the east, Fairmount Avenue to the north, and North Front Street to the west, next to the Delaware River waterfront. The development takes its name from DeSimone Automotive Group, which plans to run a multi-level car dealership at the building base. Apartments will be located on the floors above.

Permits Issued for 110-Unit Building at 1801-59 North American Street in Olde Kensington

Permits have been issued for the construction of a 110-unit mixed-use building at 1801-59 North American Street in Olde Kensington. Designed by HDO Architecture, the building will rise five stories tall, yield 110,772 square feet of space, and will include two commercial spaces at the ground floor in a retail podium. Residential units will be situated above. A common roof deck located atop the second floor, and balconies will offer building residents pleasant outdoor space. The project will include 60 parking spaces, as well as 39 bicycle spaces. The building will also feature a green roof. Tester Construction is listed as the general contractor. Construction costs are estimated at $15.95 million.
