A recent site visit by Philadelphia YIMBY has looked at the construction progress at a seven-story, 128-unit mixed-use building at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the structure is located on the south side of the block between South 42nd and South 43rd streets. The development will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are indicated at $15.3 million.

The development will replace a two-story prewar rowhome situated on the north side of the block between South 22nd and South 23rd streets. Designed by J.O.S. Construction Tops Out at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

During a recent site visit, Philadelphia YIMBY has observed that construction has topped out at a six-story, 247-unit mixed-use building at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and specify a construction cost of $40 million. Construction work also continues at the townhouse portion of the project, which consists of 40 four-story, two-family dwellings, arranged in two rows of 20 and separated by a mid-block drive aisle. The typical structure will span 2,416 square feet and will feature a roof deck and parking.

Site Awaits Construction at 1731 Washington Avenue in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY shows that, two and a half years after permit issue, construction has still not begun at a four-story, 18-unit building proposed at 1731 Washington Avenue in Graduate Hospital, South Philadelphia. Our photographs show no new progress at the site bound by Washington Avenue to the south, South Bouvier Street to the east, and South 18th Street to the west. Designed by Harman Deutsch Ohler Architecture, the building will span 36,336 square feet and will feature ground-level commercial space, elevator service, balconies, a roof deck, and 24 parking spaces (20 of which are listed as mechanical, i.e. automated), as well as storage for 21 bicycles. Permits list Mik Mar Associates as the contractor and a construction cost of $3.6 million.

A recent site visit by Philly YIMBY has observed that construction has topped out at a two-building, six-unit complex at 1712 Christian Street in Graduate Hospital, South Philadelphia. The project replaces two three-story prewar rowhouses on a through-block lot that stretches from Christian Street to the north to Montrose Street to the south. Designed by Moto Designshop, the development will consist of two rowhouses situated at either end of the site, each rising three stories and featuring three units, with a 33-foot-long rear yard in between. Both structures will feature rear and roof decks. Permits list Made Construction as the contractor and a construction cost of $400,000.

A recent site visit by Philadelphia YIMBY has observed that construction has effectively topped out at a 12-story, 329-unit building at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Solomon Cordwell Buenz, the development, also known as 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead. The structure will span 341,522 square feet and will include commercial space as well as parking for 87 cars. Permits list INTECH-Construction as thee contractor and specify a construction cost of $60 million.

Designed by JKRP Architects, the project is located on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contain 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and a construction cost of $2.08 million.

Photos from a recent site visit by Philly YIMBY show significant construction progress at a 13-story, 355-unit high-rise development at 200 Spring Garden Street (also known as 200-24 Spring Garden Street) in Northern Liberties, Lower North Philadelphia, where the assembly of the steel frame is approaching its highest point. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public walkway to the west of the tower. Permits list Hunter Roberts Holdings as the contractor and specify a construction cost of $76.4 million.
