A recent site visit by Philly YIMBY has observed sustained construction progress at a four-story, eight-unit mixed-use building at 2034 North Front Street in Kensington. The development replaces a vacant lot on the west side of the block between West Norris Street and Diamond Street, and rises next to the elevated Market-Frankford Line. The structure will span 8,086 square feet, which translates to an average of around 1,000 square feet per apartment, and feature 540 square feet of ground-level retail and a cellar. The roof deck will likely offer views of the skyline. Permits list the Estate of Anna Reinman as the owner, Christopher Carickhoff as the design professional, and V2 Properties Construction Management LLC as the contractor. Construction costs are indicated at $1.38 million.

Philadelphia YIMBY’s recent site visit has observed that construction is nearing completion at a three-story mixed-use development at 1500 Germantown Avenue in Olde Kensington. The development rises from a vacant, wedge-shaped property situated at the northwest cornet of Germantown Avenue and Jefferson Street. Designed by Cheryl Poulos Architect, the building will span 5,359 square feet, which will include over 1,000 square feet of ground-level commercial space, a cellar, and a roof deck. Permits list Philly Parking Solutions as the contractor and indicate a construction cost of $400,000.

Construction Still Pending at 26 South 42nd Street in Spruce Hill, West Philadelphia

Philly YIMBY’s recent site visit has discovered that demolition work has still not started at 26 South 42nd Street, the site of a planned seven-story, 63-unit mixed-use development in Spruce Hill, West Philadelphia. The new building will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the development will span 56,664 square feet and include 4,828 square feet of retail. The provision of 42 bicycle spaces will be well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and indicate a construction cost of $6.8 million.

The project rises on the southeast corner of Webster and South Taney streets, near the Schuylkill River. Designed by Designblendz, the building will span 9,795 square feet. Permits indicate Michael Treacy as the contractor.

Construction Remains Stalled at Bloc24 at 613 South 24th Street in Graduate Hospital, South Philadelphia

A recent site visit by Philadelphia YIMBY has observed that, well over a year after foundations assembly, no new construction progress has apparently been made at Bloc24, a five-story, eight-unit residential building at 613 South 24th Street (alternately known as 613-19 South 24th Street) in Graduate HospitalSouth Philadelphia. In our most recent visit eleven months later, we found the site in effectively the same condition, with no evidence of further work having been carried out since that time. Designed by Moto Designshop, the structure will feature elevator service, a fresh food market at the ground floor, and an expansive roof deck that will span most of the rooftop and offer dramatic views of the nearby Center City skyline. Permits list 617 South 24th St LLC as the owner and Morgan Plecenik as the contractor, and indicate a construction cost of $1.5 million.
