Construction work is making significant headway on The Cecil, a mixed-use development under construction at 1641-45 North 2nd Street in Olde Kensington, North Philadelphia. Designed by CANNOdesign and developed by R+M Development Partners and BKP Development Group, the building will rise five stories tall, with commercial space on the ground floor and 20 residential units above. Parking for building residents will also be included.

Exterior work is nearing completion at 1805 North Howard Street, a six-story, 45-unit multi-family building under construction in Fishtown, Kensington. Permits list a project area of 36,802 square feet, Bottos Construction Inc. as the contractor, and a construction cost of $8 million. The project is part of 1BRKS, a new development that will bring well over 100 residential units and ample commercial space, and is poised to become a local destination.

Steel framing is underway at 1408-18 East Oxford Street, a four-story multi-family building rising in Fishtown, Kensington. Designed by Ambit Architecture, the buildings will hold 42,211 square feet of space and 42 residential units. There will also be 32 parking spaces included within the structure to serve building residents. Construction cost is estimated at $5.25 million.

Construction work is making steady progress at an 88-unit mixed-use development at 1701 North 2nd Street in Olde Kensington, North Philadelphia. Designed by Stuart Rosenberg Architects and developed by Brick Capital, the building rises six stories tall, and will feature two ground-floor commercial spaces, as well as 32 parking spaces. Amenities will include a fitness center and a roof deck, which promises to offer extensive skyline views.

Excavation work is making steady progress at The Skylar, a mixed-use development underway at 1601 Frankford Avenue in Fishtown, Kensington. Designed by Ambit Architecture and developed by Stamm Development Group, the new building will stand three stories tall, span 5,910 square feet, and feature ground-floor commercial space, four residential unit, a cellar, and a roof deck. In total, the building is expected to cost an estimated $1.15 million.

Demolition work is making steady headway at 1700-30 North Howard Street in Olde Kensington. Designed by Coscia Moos Architecture, the newly renovated and expanded building will rise six stories, with an attractive commercial space on the ground floor in the existing industrial structure. The development will hold 103 residential units and parking for 35 cars and 50 bicycles. In total, the structure will hold 90,405 square feet of space. Construction work will cost an estimated $13.8 million.

Permits Issued for 16-Unit Building at 1901-09 North 33rd Street in Strawberry Mansion, North Philadelphia

Permits have been issued for the construction of a three-story, 16-unit residential building at 1901-09 North 33rd Street in Strawberry Mansion, North Philadelphia. The development will replace a vacant lot bound by North 33rd Street to the west, West Berks Street to the south, and Monument Street to the north, situated across from Fairmount Park. The structure will be built in four compartments separated by a fire wall, with each compartment containing four bi-level units. Building features include full sprinkling and parking for six bicycles. According to city permits, the site is under the ownership of the Philadelphia Land Bank. Permits also list Michael Johns as the design professional, BDFS Group Inc. as the contractor, and a construction cost of $2.4 million.

Demolition Pending at Site of Slender 11-Story High-Rise at 1208 Chestnut Street in Midtown Village, Center City

A slender, 49-unit apartment building is set to rise at 1208 Chestnut Street in Midtown Village, Center City. However, although demolition permits have been issued for the dilapidated three-story structure currently occupying the property, YIMBY’s recent site visit revealed that no demo work has yet taken place. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.

The structure will replace a vacant mid-block lot situated on the west side of the block between Aspen Street and Brown Street. The structure will span a 2,880-square-foot footprint and will contain 8,640 square feet of floor space, which translates to an average of just over 700 square feet per typical residence. Permits have been issued for the construction of a four-story, 16-unit mixed-use building at 633 North 5th Street in Northern Liberties, Lower North Philadelphia. The development will apparently replace a pair of three-story prewar rowhouses situated at the southeast corner of North 5th Street and Fairmount Avenue. The new structure will span a footprint of 6,000 square feet and will hold 13,972 square feet of floor area, of which 423 square feet will be allocated for ground-floor commercial space and around 3,000 square feet for storage. The remaining square footage, totaling just over 10,000 square feet, will be residential, which translates to an average of just over 600 square feet per unit. The development will feature full sprinkling, a solar energy roof array, and indoor parking for five cars (including one accessible) and six bicycles. Permits list Volunteer for Internation.
