The Station at Willow Grove, a 275-Unit Mixed-Use Development in Willow Grove, PA, is Fully Leased

J.G Petrucci Co. Inc. and Petrucci Residential, the developers and owners of The Station at Willow Grove at 91 North York Road in Willow Grove, PA, have recently announced that the mixed-use development is now fully leased. Located four miles north of the Philadelphia city line, the five-story development holds 20,000 square feet of ground-level retail and 275 rental residential units. Construction costs were estimated at $75 million. The building sits across from the Willow Grove Station on the SEPTA Warminser Line, which offers direct commute to Center City. As such, the project is a positive example of dense, pedestrian-friendly development that should be encouraged throughout the area’s rail-serviced suburban towns.

Construction Underway at The Elm at 2079 North 63rd Street in Overbrook, West Philadelphia

Construction work is underway at The Elm, a 111-unit mixed-use development situated at 2079 North 63rd Street in Overbrook, West Philadelphia. Designed by Continuum Architecture and developed by Rock Development, the building will rise five stories tall, and will include five separate commercial spaces on the ground floor. A green roof will be situated at the top of the building, and 42 parking spaces will be located underneath the rear side of the structure. Tester Construction is the contractor for the project.

Permits Issued for Seven-Unit Building at 245 North 12th Street in Chinatown, Center City

Permits have been issued for a seven-unit residential building at 245 North 12th Street in Chinatown, Center City. Upon completion, the development will rise four stories tall. A roof deck will be accessible via a pilot house. Seven bicycle spaces will be available as well as six off-site parking spaces, with one set to be van accessible. The building will hold 7,661 square feet of space. Permits estimate construction costs at $1 million.

Work Progresses at 5013 Springfield Avenue in Kingsessing, Southwest Philadelphia

Work is rapidly progressing on a 65-unit mixed-use development situated at 5013 Springfield Avenue in Kingsessing, Southwest Philadelphia. Designed by Ambit Architecture and developed by the Metropolitan Group, the building rises five stories tall with a commercial space on the ground floor, with residential units above. A fresh food market is slated for the retail space.

Philadelphia YIMBY Tours Model Units at Arthaus at 311 South Broad Street in Center City

Recently, Philadelphia YIMBY toured a pair of completed model units at the 18th floor of Arthaus, a 542-foot, 47-story residential skyscraper under construction at 311 South Broad Street in Center City. Designed by Kohn Pedersen Fox, the tower will house 108 condominium units. The property is being was developed by Dranoff Properties, which also built and owns the Symphony House high-rise located across Broad Street to the southwest.

Rendering Revealed for 625 West Girard Avenue in Ludlow, North Philadelphia

Renderings have been revealed for 625 West Girard Avenue, a 49-unit mixed-use development in Ludlow, North Philadelphia. Philly YIMBY first shared news of the development last August, when permits were issued for the structure’s construction. Developed by Rock Development, the building will rise six stories tall.

Permits have been issued for the construction of a four-unit multi-family structure at 2431 North Hancock Street in West Kensington. Upon completion, the building will rise three stories tall. A roof deck will be situated at the top of the building and will be made accessible via a roof deck access structure. Total floor space within the building will measure 3,917 square feet. According to the permit, construction costs for the project are estimated at $205,000.

Permits Issued for 1620 Sansom Street in Rittenhouse Square, Center City

Just yesterday, YIMBY shared a construction update for 1620 Sansom Street in Rittenhouse Square, Center City, showing that the garage has been fully demolished. Coincidentally, later that same day, commercial building permits were issued for the tower, the last legal hurdle before the tower can rise. Interestingly, based on the permits, the development appeared to have been upgraded with a slightly larger height and additional residential units. While initial proposals stated that the tower would rise 27 stories tall, permits show the number has been increased to 28, with an increase in residential unit count from 298 to 306. Commercial space will still be situated on the ground floor. The permit lists the floor space at 376,500 square feet and construction costs estimated at $73.9 million.

Garage Demolished at 1620 Sansom Street in Rittenhouse Square, Center City

A parking garage that stood at 1620 Sansom Street in Rittenhouse Square, Center City, has been demolished, paving the way for the construction of the roughly 340-foot-tall, 27-story skyscraper. Designed by Solomon Cordwell Buenz, the building will feature 298 units, along with retail space on the ground floor, and will be decorated with eye-catching cladding. The tower is being developed by Southern Land Company, which also behind The Laurel Rittenhouse Square, which is preparing to top out some time next month or the month after. The tower is proposed two blocks to the south of the Liberty Place towers, near the core of the main Philadelphia skyline.

Upon completion, the building will rise three stories tall, matching the height of its prewar neighbors. A restaurant will be located on the ground floor, with four residential units above. The structure recently obtained a variance necessary for its construction.
