Excavation Imminent at 204 South 12th Street in Washington Square West, Center City

Excavation work appears imminent for the residential building at 204 South 12th Street in Washington Square West, Center City. Designed by Bower Lewis Thower Architects and Roger Stirk Harbour + Partners, the development will feature 448 rental units and three stories of retail. The 445-foot-tall, 32-story tower will make a dramatic impact on the Philadelphia skyline when viewed from numerous angles, while white and orange highlights will give the building a unique look. The building was developed by Midwood Investments and Development, which will feature three stories of retail and 448 rental units.

Renderings Revealed for 57-Unit Building at 401-07 East Walnut Lane in East Germantown, Northwest Philadelphia

Renderings have been revealed for a 57-unit multi-family development at 401-07 East Walnut Lane in East Germantown, Northwest Philadelphia. Designed by DesignBlendz, the building will rise five stories tall, with units occupying 48,816 square feet of space and consisting of one studio, 38 one-bedroom, and 18 two-bedroom apartments. The development will also include 20 bicycle spaces and a green roof.

Permits Issued for 15-Unit Building at 2400 Frankford Avenue in Fishtown, Kensington

Permits have been issued for the construction of a 15-unit mixed-use building at 2400 Frankford Avenue in Fishtown, Kensington. Designed by CANNOdesign and developed by Khosla Properties, the building will rise four stories tall, with a commercial space on the ground floor and 15 residential units above. Five bicycle spaces will also be included in the project. In total, the building will hold 17,972 square feet of space and cost an estimated $2.6 million to build. Tester Construction is listed as the contractor.

Permits have been issued for the construction of a 30-unit mixed-use building at 2739 North 5th Street in Fairhill, North Philadelphia. Upon completion, the building will rise four stories tall and will house a commercial space on the ground floor. In total, the building will hold 20,463 square feet of space and cost an estimated $2 million to build. Michael Donovan is listed as the project’s design professional, with HC Pody Company specified as the contractor.

Permits have been issued for the construction of a four-story, 45-unit multi-family building at 5200 Chester Avenue in Kingsessing, West Philadelphia. Upon completion, the building will rise four stories tall and will feature a roof deck equipped with a green roof. The building will hold 57,380 square feet of space and cost an estimated $6.11 million to build. Tester Construction is listed as the project’s contractor, with Rich Villa as the design professional.

Renderings have been revealed for a 185-unit mixed-use development at 310 West Girard Avenue in Northern Liberties, North Philadelphia. Designed by T + Associates Architects, the building will rise six stories tall, with 8,618 square feet of commercial space facing Girard Avenue on the ground floor, as well as 1,680 square feet of amenities. The development will feature 65 parking spaces in an underground garage and a green roof deck.

Cladding Reaches Top of Parapet at Arthaus in Washington Square West, Center City

The Arthaus condominium at 311 South Broad Street is starting to resemble its renderings as the skyscraper’s exterior moves toward completion. The 108-unit high-rise stands 542 feet and 47 stories high, towering over the Washington Square West neighborhood in Center City. Designed by Kohn Pedersen Fox, the building features bright cladding highlighted by the white metal mullions. The developer, Dranoff Properties, has produced numerous properties around the city, which include the Symphony House across the street.

Permits Issued for 20-Unit Vertical Extension at 1501-05 Fairmount Avenue in Fairmount, North Philadelphia

Permits have been issued for the construction of a three-story, 20-unit vertical addition atop a prewar Art Deco commercial building situated at 1501-05 Fairmount Avenue in Fairmount, Lower North Philadelphia. The project will add 20,558 square feet of space to the existing structure, bringing the total to 26,025 square feet. Existing commercial space at the ground floor will be renovated and expanded, and seven bicycle parking spaces will be added. Permits list 1500 Fairmount LLC as the owner, Brett Harman as the design professional, and Construct Design Corp. Inc. as the contractor. Construction costs are specified at $2.7 million.

Permits have been issued for the construction of a three-story, three-unit multi-family building at 2443 North Marshall Street in North Philadelphia East. The development will rise on a vacant lot located on the east site of the block between West York Street and West Cumberland Street. The structure will span a ground footprint of 1,358 square feet, will contain 2,604 square feet of interior space, and will feature full sprinkling. The proposed roof deck promises to offer sweeping skyline views, as there are few obstructions in the vicinity. Permits list Ayman M. Mustafa as the owner, Christopher Menna as the design professional, and JPL Construction Inc. as the contractor. Construction costs are listed at $180,000.

YIMBY Looks at Latest Renderings for 2301 John F. Kennedy Boulevard in Center City West

Last December, the 28th place on Philadelphia YIMBY’s December 2020 Development Countdown went to the 303-foot-tall, 22-story tower proposed at 2301 John F. Kennedy Boulevard in Center City West. Since that time, the official website for the mixed-use high-rise, designed by Solomon Cordwell Buenz and developed by the PMC Property Group, was spruced up with new renderings that show off the sleek, curvy structure with even more pizzazz than before, while also introducing minor design alterations.
