A five-story, 160-unit residential complex is proposed at 2630 West Girard Avenue in Brewerytown, North Philadelphia. Designed by ISA and developed by a ADCO (American Development Company) and Callahan Ward, the 127,200-square-foot development will span roughly three-quarters of the city block. The complex will include 9,300 square feet of ground-level retail, parking for 46 vehicles and 56 bicycles, two shared roof decks, and 34 private terraces.

Permits have been filed for the construction of a seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market, South Philadelphia. Commercial space will be included in the ground floor, likely on South 9th Street, which is a major commercial corridor. Designed by BLT Architects, the building will hold 204,351 square feet of space. Accessory parking spaces will be included in the development . Construction costs are estimated at $52 million. Hunter Roberts Holdings LLC is listed as the contractor.

Construction Anticipated at 300 North Columbus Boulevard in Old City, Center City

At number 29 on Philly YIMBY’s December 2020 Development Countdown is the 290-foot-tall, 24-story building planned at 300 North Columbus Boulevard in Old City, on the Delaware River waterfront near the border of Northern Liberties. The 370,000-square foot building will yield 360 units and is designed by Handel Architects and developed by the Durst Organization, which recently won a bid to develop the gigantic Penn’s Landing Redevelopment a few blocks to the south. Philly YIMBY’s recent site visit revealed no construction at the site, although there are signs that work may begin soon.

619 North Broad Street Awaits Construction Activity in Poplar, North Philadelphia

No progress has been made yet at 619 North Broad Street in Poplar, North Philadelphia, an 18-story building that will replace the single-story Bright Horizons Family Solutions structure and the adjacent parking lot. The proposed building will rise to a height of 275 feet, ranking at number 30 on Philly YIMBY’s December Countdown of proposed and under-construction buildings. Designed by Varenhorst and developed by KFA Investments, the building will be a standout neighborhood feature, along with the nearby Congregation Rodeph Shalom at 615 North Broad Street, and is expected to cost $60 million.

A zoning permit has been filed for a 50-unit development at 813 North Broad Street in Poplar, North Philadelphia. Alternately addressed as 813-23 North Broad Street, the site is located at the southeast corner of North Broad Street and Parrish Street and will span a 12,449-square-foot footprint with 12 underground parking spades, 30 bicycle spaces, and a roof deck. The permit lists Philadelphia Broad Street as the owner. The permit also calls for the demolition of a gas station that currently occupies the site.

Northbank, an 897-Unit Apartment and Townhouse Development, is Underway in Fishtown, Kensington

Developers Concordia Group and D3 Development have begun to construct Northbank, a massive, 897-unit development at 2001 Beach Street in Fishtown, Kensington. Designed by ISA Architects, the master-planned community will span a 25-acre parcel on the Delaware River waterfront near the border of Fishtown and Olde Kensington. The project will include ground floor retail space and 539 apartments within two large multi-family buildings, 254 townhouses, and 104 stacked condos coming in the form of duplexes. The development is already underway, with paving of streets and home construction and sales.

Construction Progresses at 3200 Capri Drive, an 80-Unit Residential Complex in Packer Park, South Philadelphia

Construction is progressing rapidly at 3200 Capri Drive, a residential complex consisting of four detached multi-family buildings in Packer Park, South Philadelphia. Each building will stand four floors tall and hold 20 residential units, with five units on each floor. Each building will yield 31,000 square feet of space and cost $1.5 million for construction. Packer Park Partnership LLC is the developer of the project, and Insite Construction Inc is the contractor.

New Renderings Revealed for Schuylkill Yards in University City, West Philadelphia

New renderings have been revealed for the Schuylkill Yards megadevelopment situated on the western bank of the Schuylkill River in University City in West Philadelphia. The project has been in planning for years, and construction has finished on the Bulletin Building as well as Drexel Square, the first phase and center point for the development. Earlier this year, construction timelines have been announced for three more proposed towers. Now, developer Brandywine Realty has unveiled more renderings with updated designs.
