Permits Issued for 30-Unit Building at 892 North 41st Street in Belmont, West Philadelphia

Permits have been issued for the construction of a five-story, 30-unit residential building at 892 North 41st Street in Belmont, West Philadelphia. The development is proposed on the west side of the block between Ogden Street and Westminster Avenue and will apparently replace a vacant lot just off Westminster. The development will rise from a 5,347-square-foot footprint and will contain 29,598 square feet of interior space, lending an average of just under 1,000 square feet per unit. Project features include full sprinkling and a roof deck, which, given the building’s future prominence, promises to offer sweeping skyline views. Permits list Cory A. Schmitt as the owner and Eugene Naydovich of Fitler Development as the contractor. Construction costs are specified at $200,000, an oddly modest sum for this relatively large building.

Permits have been issued for the construction of a three-story, 20-unit residential building at 3611 Haverford Avenue in Mantua, West Philadelphia. The building is proposed at a vacant lot on the north side of the block between North 36th and North 37th streets. The development will span 15,800 square feet of interior space (lending an average of just under 800 square feet per unit) and will feature full sprinkling. Permits list the Philadelphia Redevelopment Authority as the owner, Joseph W. Healy, RA as the design professional, and Buckley Futures LLC as the contractor. Construction costs are specified at $2.5 million.

Permits Issued for 412 North 2nd Street in Northern Liberties, Lower North Philadelphia

Permits have been issued for the construction of a mixed-use tower at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. Designed by Morris Adjmi Architects and developed by National Real Estate Development and the KRE Group, the new structure will stand 244 feet and 23 stories high, a fairly significant addition to the local skyline. The development will hold multiple commercial spaces at the ground floor and 397 apartments on the upper floors. A garage will hold 105 parking spaces for building residents. A green roof will be located at the top of the tower, which will contain a total of 351,927 square feet of space. Construction costs are estimated at $93 million, according to the permit.

Permits Issued for 200-24 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Permits have been issued for the construction of a new mixed-use high-rise at 200-24 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the tower will stand 15 stories tall and span 403,993 square feet of interior space, with commercial space on the ground floor and 360 apartments above. A parking garage included within the building will offer 83 parking spaces reserved for building residents, with nine for car sharing, 20 for compact cars, four electric spaces, and four accessible spaces, as well as parking for 120 bicycles. A green roof will be will be situated at the top of the structure. Permits list construction costs at $76.4 million.

Permits Issued for 1640-48 North Hancock Street in Olde Kensington

Permits have been issued for the constriction of a mixed-use building at 1640-48 North Hancock Street in Olde Kensington. Designed by HDO Architecture, the development will rise six stories tall, with commercial space on the ground floor and 110 apartments on the floors above. In total, the structure will hold 119,155 square feet of interior space. A garage will be included within the building, providing parking for residents. Construction costs are listed at $10.5 million.

Cladding Rises Neatly Halfway at One Cathedral Square at 1701 Race Street in Logan Square, Center City

Philadelphia YIMBY readers may have noticed an increase in recent coverage of One Cathedral Square, a 244-foot-tall, 23-story condominium that currently stands nearly topped out at 1701 Race Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Exeter Property Group and the Archdiocese of Philadelphia, with Hunter Roberts Construction Group as the contractor, the building will span 251,779 square feet of interior space and feature 273 condo residences, as well as ground-level retail space and landscaping, and incur a construction cost of $86 million. YIMBY ranked the structure at the 30th place on our December 2021 Development Countdown at the start of this month, and followed up with a report showing the building in greater detail two weeks later. With the month (and the year) wrapping to a close, we yet again have more progress to share, as, since the last update, the tower has added its prominent top floor as well as more glass on the exterior.

The 4th place on Philly YIMBY’s December 2021 Development Countdown goes to Arthaus, a 542-foot-tall, 47-story condominium high-rise under construction at 311 South Broad Street in Washington Square West, Center City. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, with INTECH Construction as the contractor, the tower will offer 108 condo units, serviced by an extensive amenity package, as well as ground-level retail and underground parking.

Permits have been issued for the construction of a six-story mixed-use building at 1212-16 North Delaware Avenue in Fishtown, Kensington. The building will feature commercial space at the ground floor and 48 apartments above. In total, the new building will hold 41,538 square feet of space. The project will include a roof deck and 12 off-site parking spaces for building residents, one of which will be reserved for car sharing, as well as 16 bicycle spaces. Permits list Janice Woodcock as the design professional and GMT Associates, Inc. as the contractor. Construction costs are estimated at $6.5 million.

Designed by Bright Common Architecture & Design, the project will see the existing three-story building receive a two-story overbuild, as well as an adjacent five-story addition at the rear. The renovated development will span 21,423 square feet of interior space and feature commercial space on the ground floor facing Germantown Avenue, as well as 19 rental apartments situated above. The development will include parking for seven bicycles. Construction costs are listed at $2.1 million.

Permits have been issued for the construction of a seven-story, 195-unit mixed-use building at 933 North Penn Street in Northern Liberties, North Philadelphia, on the Delaware River waterfront. Designed by HDO Architecture, the structure will hold 182,269 square feet of interior space, most of which will be allocated to rental apartments. A garage will provide parking for residents. Roof decks will be accessible through pilot houses. A green roof will also be included at the top of the structure.
