An 11-story, 80-unit mixed-use tower has earned unanimous municipal approval at 101 South 3rd Street in Easton, Pennsylvania, a small city bordering the Delaware River on the northern outskirts of the greater Philadelphia metropolitan region. Designed by SITIO Architects, the development will include ground floor retail and office space spread throughout the tower. The existing low-rise bank building at the site will be renovated and extended all the way to 3rd Street, creating a denser, urban design. The project will include a promenade and a pocket park.

The Laurel Rittenhouse Continues to Ascend in Rittenhouse Square, Center City

The third-tallest building on Philly YIMBY’s December 2020 Development Countdown is The Laurel Rittenhouse, which is rising at 1911 Walnut Street in Rittenhouse Square, Center City, just to the northwest of Rittenhouse Square Park. The reinforced concrete structure currently stands around one-third of the way to its eventual height of 599 feet and 48 stories. The building will feature 185 rental units as well as 60 condo units at the top. The $300-million tower was designed by Solomon Cordwell Buenz, which has designed many buildings around the city, and developed by the Southern Land Company, which has been trying to redevelop the site into a residential skyscraper for over a decade.

Many developments near Rittenhouse Square are about to transform the local skyline. At number four on Philly YIMBY’s December 2020 Development Countdown is 113-121 South 19th Street, a slender tower proposed at a site that spans five properties, all of which will maintain their façades within the new tower’s base. This Center City tower will rise 567 feet and 49 stories high and is designed by DAS Architecture and Planning and developed by Pearl Properties, which has a handful of developments in progress across the city. Philly YIMBY’s recent site visit captures the buildings that currently stand at the site.

Construction is now complete on The Fairview, a five-story mixed-use development at 2616 West Girard Avenue in Brewerytown, North Philadelphia. The building brings a 2,010-square-foot ground floor retail space and 14 residential units into the neighborhood, as well as a 1,250-square-foot basement. The building is designed by CANNOdesign and developed by Argo Property Group, which has recently proposed another mixed-use building at the opposite end of the block at 2600 Girard Avenue, which Philly YIMBY reported on yesterday. Tester Construction is the project contractor.

Approximately 550-Foot-Tall Tower May Rise at 1826 Chestnut Street in Rittenhouse Square, Center City

A conceptual design recently leaked online for the fifth-tallest building on Philly YIMBY’s December 2020 Development Countdown, an approximately 550-foot-tall building at 1826 Chestnut Street in Rittenhouse Square, Center City. The details of the project are entirely lacking, aside from the screenshots that depict a 42-story skyscraper along with the logo of Goodman Properties, the current owner, and possible developer. The tower will likely be residential, and appears to rise from the preserved exterior of the former Aldine Theatre, now occupied by a pharmacy. As expected, Philly YIMBY’s recent site visit has revealed no signs of construction.

Exterior Work Wraps Up on Liberty Flats at 526 Brown Street in Northern Liberties, North Philadelphia

Exterior work is wrapping up at Liberty Flats, a multi-family development located at 526 Brown Street in Northern Liberties, North Philadelphia. The development rises six stories and includes 36 luxury condos, with a mix between one- and two-bedrooms. The ground floor will feature 3,000 square feet of retail space. Residents will have access to a total of 14 parking spaces as well as a storage unit for each condo, located in the cellar of the building. A rooftop deck will offer nearly 2,000 square feet of patio space and boasting great views of the skyline. Trinity Realty Companies is the developer.

Renderings have been revealed for The Bordeaux, a five-story mixed-use building planned for 2600 West Girard Avenue in Brewerytown, North Philadelphia. Designed by Ambit Architecture and developed by the Argo Property Group, the structure will yield 16 units and 20,938 square feet, including a 3,500-square-foot ground-floor retail space. Amenities include bike and tenant storage and a shard roof deck with skyline views.
