YIMBY Looks at Recently Completed Riverwalk North at 60 North 23rd Street in Center City West

Riverwalk, also known as Riverwalk Philly, is a mixed-use development that rises at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project is situated by the Schuylkill River waterfront consists of two high-rises that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the 362-foot-tall, 32-story, 380-unit south tower is still under construction. Today, Philadelphia YIMBY takes a look at the development’s amenities and residences.

Six Residential Buildings Complete at 2141 through 2153 Cross Street in Point Breeze, South Philadelphia

As Philadelphia’s ongoing renaissance is generating new growth throughout centrally located neighborhoods, the development boom is spreading to adjacent communities that have long been neglected by real estate developers. A prime example of this phenomenon may be found at the 2100 block of Cross Street in the Point Breeze neighborhood in South Philadelphia. In the past few years, the narrow and seemingly nondescript street, with a roadway measuring just around 14 feet wide, has seen a major influx of new development, both in the form of ground-up construction and vertical additions to existing buildings. YIMBY’s recent site visit has revealed that, over the course of the past year or so, construction has been completed at a back-to-back series of structures spanning from 2141 through 2153 Cross Street, undertaken by two different sets of developers and contractors. The buildings offer a total of eight residential units as well as retail space.

Permits Issued for 50-Unit Mixed-Use Building At 5542-44 Ridge Avenue In Roxborough, Northwest Philadelphia

Permits have been issued for the construction of a 50-unit mixed-use building at 5542-44 Ridge Avenue in Roxborough, Northwest Philadelphia. Upon completion, the new building will stand three stories tall, with commercial space on the ground floor and apartments above. The structure will contain 45,500 square feet of space as well as multiple roof decks. Construction costs are estimated at $6.8 million.

YIMBY Looks at Recently Completed 18-Unit Rental Building at 1331 South Juniper Street in Passyunk Square, South Philadelphia

Construction has been completed at 1331 South Juniper Street, a four-story mixed-use building in Passyunk Square, South Philadelphia. Designed by Moto Designshop and developed by High Top Real Estate and Development, the project consists of a three-story addition atop a single-story brick structure. The new building provides 18 residential units along with ground-floor commercial space and roof deck that offers views of the skyline. The pet-friendly building offers rental units ranging from one to two bedrooms with washers/dryers in every apartment.

Site Cleared for Six-Unit Building at 1108-12 Sigel Street in Wharton, South Philadelphia

YIMBY’s recent site visit reveals that a site has been cleared for the construction of a four-story, six-unit residential building at 1108-12 Sigel Street in Wharton, South Philadelphia. The project replaces a single-story, warehouse-style commercial structure on the south end of the block located between South 11th and South Sartain streets. The structure will include parking for four cars and 11 bicycles. The planned roof deck will likely offer dramatic skyline views, as the future building will tower above adjacent warehouses. Permits list Diantonio & Bongiovanni B. as the owners, Timothy Kerner as the design professional, and Diantonio & Bongiovanni LLC as the contractor, indicating that the structure will be constructed by the owner. Construction costs are specified at $600,000.

Permits Issued for Two-Unit Mixed-Use Building at 2104 Franklin Street near Temple University in North Philadelphia

Permits have been issued for the construction of a three-story mixed-use building at 2104 Franklin Street in North Philadelphia East. The mixed-use development will consist of ground-floor commercial space and two residences above, and will replace a vacant lot located just to the north of the intersection of Franklin and Diamond streets. The site sits near the Temple University campus, which is located within a five- to ten-minute walk to the west. The wood-framed structure will span a ground footprint of 1,312 square feet and will offer 2,488 square feet of interior space. Features include full sprinkling, a rear deck, and a roof deck, which promises to offer open skyline views. Permits list 4 Castle LLC as the owner, Anthony Maso as the design professional, and Kumas Homes LLC as the contractor. Construction costs are specified at $300,000.

Construction Underway at 58-Unit Complex at 620 Moore Street in Wharton, South Philadelphia

Philly YIMBY’s recent site visit has revealed that construction is well underway on a block-long, 58-unit complex at 620 Moore Street in Wharton, South Philadelphia. Designed by CANNOdesign, the primarily residential development will consist of three adjoining buildings, each rising four stories and spanning a site flanked by Moore Street to the north, South 6th Street to the east, and South 7th Street to the west. A 52-unit apartment building, articulated as separate independent structures, will span the majority of the site. At the street corners, two mixed-use buildings will each hold a commercial space at the ground floor and three residences on the floors above.

Permits Issued for Six-Unit Building at 623 North 52nd Street in Mill Creek, West Philadelphia

Permits have been issued for the construction of a three-story, six-unit apartment building at 623 North 52nd Street in Mill Creek, West Philadelphia. The structure will rise from a vacant lot situated on the east side of the block between Wyalusing and Girard avenues and will span a footprint of 1,839 square feet. The planned interior area of 6,835 square feet translates to a relatively generous average of just over 1,100 square feet per unit. The attached structure of type VB construction will feature a cellar and roof decks, which will likely offer sweeping skyline views due to the building’s future prominence. Permits list Nicholas Coulter of KCA Design Associates as the architect and a construction cost of $833,000.

A recent site visit by Philadelphia YIMBY revealed that residential conversion work appears to be complete at The Terrace on 18th at 1776 Benjamin Franklin Parkway in Logan Square, Center City. The 267-foot-tall, 27-story high-rise was built in 1964 and previously known as Embassy Suites Philadelphia Center City. The development was gradually overhauled over the course of the past year from hotel into a 288-unit rental apartment building, and upon our site visit the development appeared as complete, with no visible of signs of construction remaining. The Pearl Properties website indicates that the building is currently available for lease.

Permits Issued for 45-Unit Building at 6767 Germantown Avenue in Mount Airy, Northwest Philadelphia

Permits have been issued for the construction of a four-story, 45-unit apartment building at 6767 Germantown Avenue in Mount Airy, Northwest Philadelphia. The development will replace a three-story prewar structure on the east side of the block between Slocum and Pleasant streets. The building will rise from a 12,500-square-foot footprint and will contain 48,950 square feet of interior space. The ground floor commercial space will contribute to the existing retail corridor along the street, and the roof deck promises to offer sweeping views of the surroundings due to the building’s relative prominence. A total of 33 parking spaces will be included, one of which will be van-accessible. Permits list Neighborhlyliving LLC as the owner and Venco Builders Inc. as the contractor.
