Structural framework has reached the pinnacle at Southbridge Phase Two, located at 701 South 19th Street in Graduate Hospital, South Philadelphia. The building rises four stories tall and holds seven condo units. Developed by Zatos Investments, the building stands next to Southbridge Condos Phase One, which is bringing six residential units to the market, making for a combined 13 units between the two phases.

Permits have been issued for the construction of a pair of multi-family buildings at 2125 East Norris Street in Fishtown, Kensington. Upon completion, both buildings will rise three stories tall. Each will feature a roof deck. There will be four residential units within each building, for a combined total of eight units. Each structure will hold 4,672 square feet of space, with construction costs estimated at $465,000 each. KCA Design Associates is listed as the project’s design professional, with City Suburban Home Builders LLC acting as the contractor.

Concrete Core Topped Out at The Laurel Rittenhouse in Rittenhouse Square, Center City

The concrete structure has topped out at The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City. Developed by the Southern Land Company and designed by Solomon Cornwell Buenz, a team that is also collaborating on a residential tower underway nearby at 1620 Sansom Street, The Lauren Rittenhouse rises just to the northwest of Rittenhouse Square Park. The building already stands 49 stories tall, and will shortly rise to its final planned height of 599 feet. The development will feature 185 rental units and 64 luxury condominiums.

The structure will rise from a 1,402-square-foot footprint and will contain 5,359 square feet of mixed residential and commercial interior space. The development will feature a cellar, a roof deck, and full sprinkling. Permits list Sharara Kazimi and Mirwais Saidi as owners, Cheryl Poulos as the design professional, and Philly Parking Solutions as the contractor. Construction costs are specified at $400,000.

The building will feature a 4,855-square-foot commercial space at the ground floor and a roof deck, which will offer dramatic skyline views with its prominent height. The development will provide basement parking for 36 cars, as well as space for 20 bicycles. Permits specify Atrium LLC as the contractor. Construction costs are listed at $10.5 million.

Upon completion, the new building will rise three stories tall and will feature two decks, one on the roof and another at the rear. In total, the building will hold 3,489 square feet of space, with construction costs estimated at $180,000. Christopher Menna is listed as the project’s design professional, with JPL Construction Inc. being the project’s contractor.

Renderings have been revealed for The Marquis, a 274-unit mixed-use development at 27 South 3rd Street in Easton, PA, a city located in the greater Philadelphia metropolitan area. Designed by Bernardon, the building will rise seven stories tall, with a total of 403,685 square feet of space, including 6,192 square feet of retail space on the ground floor along 3rd Street. The apartments will feature 59 studios, 115 one-bedrooms, and 95 two-bedroom units. Five live/work units will also be included in the project, as well as 302 parking spaces.
