Superstructure Rises for 29-unit Apartment Building at 214 Vine Street in Old City

In March of last year, YIMBY reported that permits were filed for a 29-unit apartment building at 214 Vine Street in Old City. Since that time, construction has made notable progress, as revealed in our recent site visit. Designed by Moto Designshop, the development unites four parcels at 214 through 220 Vine Street, spans a 5,403-square-foot ground footprint, and will hold 26,550 square feet of interior space, which translates into an average of just over 900 square feet per unit. Permits list Vine New Associates LLC as the owner and Spruce Builders LLC as the general contractor.

YIMBY Looks at Recently Completed Riverwalk North at 60 North 23rd Street in Center City West

Riverwalk, also known as Riverwalk Philly, is a mixed-use development that rises at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project is situated by the Schuylkill River waterfront consists of two high-rises that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the 362-foot-tall, 32-story, 380-unit south tower is still under construction. Six Residential Buildings Complete at 2141 through 2153 Cross Street in Point Breeze, South Philadelphia

As Philadelphia’s ongoing renaissance is generating new growth throughout centrally located neighborhoods, the development boom is spreading to adjacent communities that have long been neglected by real estate developers. A prime example of this phenomenon may be found at the 2100 block of Cross Street in the Point Breeze neighborhood in South Philadelphia. In the past few years, the narrow and seemingly nondescript street, with a roadway measuring just around 14 feet wide, has seen a major influx of new development, both in the form of ground-up construction and vertical additions to existing buildings. YIMBY’s recent site visit has revealed that, over the course of the past year or so, construction has been completed at a back-to-back series of structures spanning from 2141 through 2153 Cross Street, undertaken by two different sets of developers and contractors. The buildings offer a total of eight residential units as well as retail space.

Permits Issued for 50-Unit Mixed-Use Building At 5542-44 Ridge Avenue In Roxborough, Northwest Philadelphia

Permits have been issued for the construction of a 50-unit mixed-use building at 5542-44 Ridge Avenue in RoxboroughNorthwest Philadelphia. Upon completion, the new building will stand three stories tall, with commercial space on the ground floor and apartments above. The structure will contain 45,500 square feet of space as well as multiple roof decks. Construction costs are estimated at $6.8 million.

Construction has been completed at 1331 South Juniper Street, a four-story mixed-use building in Passyunk SquareSouth Philadelphia. Designed by Moto Designshop and developed by High Top Real Estate and Development, the project consists of a three-story addition atop a single-story brick structure. The new building provides 18 residential units along with ground-floor commercial space and roof deck that offers views of the skyline. The pet-friendly building offers rental units ranging from one to two bedrooms with washers/dryers in every apartment.
