A few weeks ago, we introduced a four-story, 166-unit development proposed at 1201 West Girard Avenue in Yorktown, North Philadelphia. Today, we take an in-depth look at the details of Landmark Architectural Design LLC’s approximately 60-foot-tall, 46,071-square-foot development, as well as what the process behind the design reveals about the strengths and inadequacies of current architecture and urban planning in Philadelphia.

Permits Issued for Redevelopment of the Delaware Generating Station at 1325 Beach Street in Fishtown, Kensington

Permits have been issued for a residential conversion for the iconic Delaware Generating Station, located at 1325 Beach Street on the Delaware River waterfront in Fishtown. The project calls for alterations to the massive abandoned structure and creation of 216 rental residential units. The renovation area will span 235,204 square feet of space. The construction cost is listed at $29,671,303.

Construction is progressing quickly on Liberty Triangle at 1102-48 North 2nd Street in Northern Liberties, North Philadelphia. 179-Unit Building Proposed for 1705 North American Street in Norris Square, North Philadelphia

A six-story, 179-unit residential building is planned at 1705 North American Street in Norris Square, North Philadelphia. Designed by Atrium Design Group, the building stand 77 feet tall and will replace a vacant grassy lot and a commercial building occupied by Drexel Foods. The building will take up an entire block, standing out from the predominantly rowhouse neighborhood. The building will stand in a desolate area, and will likely generate greater developer interest in the area. The modern design features stone cladding, a rarity for the area. The 189,000-square-foot building will also feature commercial and retail space.

Permits Issued for 63-Unit Structure at 2315 North Front Street in East Kensington

Permits have been issued for the construction of a mixed-use structure at 2315 North Front Street in East Kensington. Designed by HDO Architecture, the building will stand five stories tall and hold 63 residential units, all apartments. The ground floor will include two commercial spaces. The development will feature a roof deck at the summit, alongside a green roof. 22 bike spaces will be included in the development. The construction cost is estimated at $6 million.
