Construction continues to make steady progress at a four-story, 42-unit residential development at 1408-18 East Oxford Street in Fishtown, Kensington. Designed by Ambit Architecture, the development will span 41,211 square feet and feature 32 parking spaces and full sprinkling. Renderings indicate that the project will be called the National Metal Crafters Building, as seen from a large marquee at the parapet and a smaller sign at the street level. Permits list Level Up Development as the contractor and a construction cost of $5.25 million.

Permits have been issued for the construction of a four-story, four-unit apartment building at 2333 Germantown Avenue near Temple University in North Philadelphia. The structure will replace a vacant lot on the east side of the block between North 7th Street and North 8th Street. Designed by 24/7 Design Group, the wood-framed building will rise 38 feet to the top of the main roof, 41-and-a-half feet to the parapet, and 46 feet to the top of the pilot house. The property will feature a basement and full sprinkling. Permits list Turtle International Incorporated as the owner, Ken Group LLC as the contractor, and a construction cost of $230,000.

Permits have been issued for a four-unit multi-family development at 1832 North 22nd Street in Cecil B. Moore, North Philadelphia. Upon completion, the new building will rise three stories tall, with a roof deck at the top. Permits call for 7,247 square feet of space, a seemingly large volume for a rowhouse-sized lot. Construction costs are listed at $275,000, which also appears low for a structure of this size.

Philadelphia YIMBY recently visited the site of a recently completed multi-unit rental building at 1324 Frankford Avenue in Fishtown, Kensington. Also known under its full address of 1324-38 Frankford Avenue, the development is situated on the west side of the block between West Thompson Street and Master Street. Developed by OCF Realty, the four-story building features 50 one-bedroom units and a roof deck that offers views of the Center City skyline.

Permits have been issued for two three-story multi-family buildings at 1232 and 1236 West Erie Avenue in Juniata in Upper North Philadelphia. Designed by Parallel Architecture Studio, each building will contain three residential units, for a combined total of six apartments. The structure at 1232 West Erie Avenue will hold 4,167 square feet of space, while the building at 1236 West Erie Avenue will hold 4,381 square feet of space. Both buildings will cost $300,000 to construct, according the permits.

A recent site visit by Philadelphia YIMBY has revealed that demolition has not yet begun at the site of a proposed seven-story mixed-use building at 1321 North Front Street in Fishtown, Kensington. Designed by NORR, the building will span 31,167 square feet and will contain 2,545 square feet of retail and 36 apartments. Permits list East Columbia and Memphis A. as the owner, Peroni Management Inc. as the contractor, and a construction cost of $4 million.

Construction Anticipated at 1350 North Front Street in Fishtown

A recent site visit by Philadelphia YIMBY has revealed that construction has not yet started on a five-story, 14-unit mixed-use development at 1350 North Front Street in Fishtown, Kensington. The project will span 19,830 square feet and feature ground level retail and a roof deck, which, given the structure’s future prominence, promises to offer dramatic views of the Northern Liberties and Center City skylines. The latest permits, which were issued in June of last year, indicate Gnome Architects as the designer, although the previous design (featured as the cover image of the article) was crafted by Bright Common. Permits list GRIT Construction as the contractor and a construction cost of $2.3 million.

A recent site visit by Philadelphia YIMBY has revealed that construction is well underway at the Frankford Collective, a five-story mixed-use building at 1144 Frankford Avenue in Fishtown, Kensington. Designed by Kore Design Architecture, the project features ground-level commercial space and 12 apartments above, as well as elevator service, full sprinkling, and a roof deck that will offer dramatic views of the Northern Liberties skyline, which is rapidly rising nearby. Permits list the Frankford Collective as the owner, Equinox Management & Construction as the contractor, and a construction cost of $1.5 million.
