Construction Progress On Ludlow 43 At 12-14 South 43rd Street In Spruce Hill

Construction is progressing at Ludlow 43 at 12-14 South 43rd Street in Spruce Hill, West Philadelphia. The building will rise six stories and 76 feet tall, making it one of the larger buildings in the area. In total, 18 residential units will be included within the building, with eight one-bedrooms, five two-bedroom, three three-bedroom, and two four-bedroom apartments. Also included in the development will be five parking spaces, a fitness center, and a roof deck.

Exterior Work Continues at 3700 Lancaster Avenue in University City, West Philadelphia

Façade work is in progress for 3700 Lancaster, a six-story, 463-unit mixed-use development situated at 3700 Lancaster Avenue in University City, West Philadelphia. The building, which is a part of the massive uCity Square megadevelopment, rises six stories tall and will hold 463 residential units upon completion. Commercial space will be offered on the ground floor and 157 parking spots will be included in the project.

New Renderings Released for 300 North Christopher Columbus Boulevard in Northern Liberties

New renderings have been released for 300 North Columbus Boulevard via a Civic Design Review submission, giving an updated look at the high-rise that will stand just to the north of the Benjamin Franklin Bridge. The structure will rise 28 stories and 316 feet tall, and will be located on the north side of the Old City neighborhood, near the boundary of Center City and Northern Liberties to the north, where several projects underway and many proposals have been revealed. The building was designed by Handel Architects, which had also designed the 805-foot Madison House at 15 East 30th Street in New York City. The project is being developed by The Durst Organization, which is also developing the massive Penn’s Landing Redevelopment just to the south of the Ben Franklin Bridge.

Permits Issued for Four-Unit Building at 2118-20 Fitzwater Street in Graduate Hospital, South Philadelphia

A permit has been issued for the construction of a three-story, four-unit residential building at 2118-20-Fitzwater-Street in Graduate Hospital, South Philadelphia. Located on the south side of the block between South 21st Street and South 22nd Street, the structure will rise from a 1,091-square-foot footprint and will contain 3,550 square feet of interior space, lending an average of 888 square feet per unit. Permits list Genece E. Brinkley as the owner, Scott Woodruff as the architect, and Chris Steinbiss as the contractor. Construction is expected to cost $400,000.

Excavation Equipment On Site at 1823 Callowhill Street in Franklintown, Center City

Excavation is in progress at 1823 Callowhill Street in Franklintown, North Philadelphia. Designed by Wulff Architects, the building will rise six stories tall and will feature 57 residential units, according to a CDR filing from last April. A 5,000 square foot fresh food market will be located on the ground floor, as well as two commercial spaces, with one holding 1,500 square feet of space, and the other with 680 square feet of space. No parking space is planned for the property, which makes sense given its location that is within walking distance of many Center City destinations.

19-Unit Building Approved at 257 East Main Street in Norristown, PA

The municipal council has approved plans for a mixed-use development at 257 East Main Street in Norristown, PA, a town located near Philadelphia. Upon completion, the building will rise five stories tall and will feature a commercial space on the ground floor with 19 residential units above.

Completion Nears at The Poplar at 900 North 9th Street in Poplar, North Philadelphia

Construction work has nearly wrapped up at The Poplar at 900 North 9th Street in Poplar, North Philadelphia, converting the prewar structure into residential space. Formerly known as the Quaker Building, the structure stands 11 stories tall next to the elevated SEPTA regional rail rail line, and was completed in 1918 as a factory loft. The 285-unit conversion project has been designed by Cosica Moos Architecture and developed by the Post Brothers, which is also responsible for the massive Piazza Terminal project in Northern Liberties.

In-Depth Look at East Market Phase 3, a Two-Tower Complex Underway at 1101-53 Chestnut Street in Market East, Center City

In the late 1980s, in rapid succession, a series of skyscrapers broke through the long-held “Gentlemen’s Agreement” that unofficially restricted Philadelphia’s buildings from rising above the 548-foot-tall pinnacle of City Hall, creating the now-iconic skyline of Center City. While the skyscraper cluster transformed the area to the west of City Hall, the Market East district to the east continues to lag behind in terms of an imposing skyline. However, East Market Phase 3, developed by National Real Estate Development as part of the East Market complex and currently under construction at 1101-53 Chestnut Street, will boost the local skyline with a pair of towers rising 364 and 288 feet tall. The buildings will bring one million square feet of medical office, residential, and retail space to the neighborhood, and add a sizable public plaza. Today we take a detailed look at the transformative project.

Construction is making rapid progress on The Maven, a 28-unit mixed-use development at 1533 Ridge Avenue in Francisville, North Philadelphia. When completed, the building will rise five stories tall and include a commercial space in the ground floor. The units will consist of studios, one-bedrooms and two-bedrooms. Canno Design is behind the architectural work for the project, with Khosla Properties developing it, and Tester Construction taking up the contracting work. The building will hold 23,665 square feet of space and will cost an estimated $3.9 million to build.
