The 6th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to Two Cathedral Square, a 470-foot-tall, 34-story mixed-use commercial and residential tower proposed at 227 North 18th Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes behind the landscape design, the 700,000-square-foot-plus building is part of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus around the iconic Cathedral Basilica of Saints Peter and Paul. The building will offer 450,000 square feet of office space on floors two through 14. Luxury residential space will span 250,000 square feet on floors 15 through 34. The ground level will feature 4,500 square feet of retail. The development will also include parking for 200 cars as well as a bicycle storage room. The building will be serviced by eight office elevators, two residential elevators, a freight elevator, and a swing passenger-freight elevator within the residential component.

Philadelphia YIMBY’s recent site visit has revealed that excavation is currently in progress at Edgewater Apartments, a seven-story, 180-unit residential building at 230 North 23rd Street in Logan Square, Center City. Designed by JKRP Architects, the 145,473-square-foot complex will rise 83 feet and seven stories with homes ranging from studios to two bedrooms.

Foundation Work Begins at 139 North 23rd Street in Logan Square, Center City

Philadelphia YIMBY’s recent site visit has confirmed that foundation work has started for a four-story, 115-unit residential building at 139 North 23rd Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the building will span a 43,590-square-foot ground footprint and contain 122,576 square feet of interior space, and will feature full sprinkling, a green roof accessible to residents, as well as an underground garage with space for 42 cars. The development team was permitted to include the current unit count via green roof and mixed-income density bonuses. Construction costs are specified at $35 million.

Designed by Coscia Moos Architecture and developed by R+M Development Partners, the project will feature 16,363 square feet of interior space. the development will offer seven bicycle spaces as well as six off-site parking spaces, with one set to be van accessible. Tester Construction Group is the contractor. Project costs are listed at cost $2.9 million.

Designed by Coscia Moos Architecture and developed by R+M Development Partners, with the Tester Construction Group as the contractor, the development will rise from a 1,776-square-foot footprint and contain 7,661 square feet of interior floor space. The roof deck promises to offer dramatic views of the skyline, given the structure’s future prominence. Other features will include full sprinkling, six off-site parking spaces, and parking for seven bicycles. Construction costs are listed at $1 million.

Permits Issued for 42-Unit Building at 6435-45 Media Street in Carroll Park, West Philadelphia

Permits have been issued for the construction of a four-story, 42-unit mixed-use building at 6435-45 Media Street in Carroll Park, West Philadelphia. The structure will be located at the northeast corner of Media and North 65th streets and will span a 16,775-square-foot footprint. The 43,729-square-foot interior will include two commercial spaces at the ground level, as well as 1,596 square feet of A-3 assembly (“worship, recreation, amusement, other”) space. Features include full sprinkling and a roof deck, which promises to offer sweeping city views due to the structure’s prominence. The project includes ground-level parking for 17 cars as well as 14 bicycles. Designblendz will likely serve as the project architect, given that the firm’s Scott Woodruff is listed as the design professional. Permits also specify Rodney Allen of Allen Management LLC as the contractor and a construction cost of $7 million.

Permits Issued for 24-Story Tower at 300 North Christopher Columbus Boulevard in Northern Liberties

Permits have been issued for the construction of a massive high-rise tower located at 300 North Christopher Columbus Boulevard in Northern Liberties on the Delaware River waterfront. Designed by Handel Architects and developed by The Durst Organization, the tower will rise 316 feet and 24 stories tall, and will hold 345,301 square feet of interior space. The ground floor will feature commercial space, while the upper portion of the structure will house 360 apartments. A garage situated within the building will offer parking to building residents. The development will also include the construction of a new park next door. The project is expected to cost $131.8 million to build.

Permits Issued for 63-Unit Building at 26 South 42nd Street in University City, West Philadelphia

Permits have been issued for the construction of a seven-story, 63-unit mixed-use building at 26 South 42nd Street in University City, West Philadelphia. The structure will be situated on the west side of the block between Ludlow and Chestnut streets. Designed by Coscia Moos Architecture, the structure will span a footprint of 8,241 square feet and hold 56,664 square feet of interior space. In addition to residences, the development will include 4,828 square feet of retail space and 741 square feet of assembly space (listed as “worship, recreation, amusement, [or] other”). Permits list Sisko Inc. as the owner, Sergio Coscia as the design professional, and IMC Construction as the contractor. Construction costs are specified at $6.8 million.

Designed by Rogers Stirk Harbour + Partners (with BLT Architects as the architect of record) and developed by Midwood Investment & Development, the building will span 401,870 square feet of interior space and offer 378 rental units, as well as ground-level retail and parking for 96 cars and 130 bicycles. Designed by BKV Group, the high-rise building will stand 12 stories tall and span 372,721 square feet of interior space. The development will offer 375 residential units as well as commercial space on the ground floor along Washington Avenue as well as a parking garage. Construction costs are listed at $62 million.
