Conversion Work Underway at The Terrace On 18th Street in Logan Square, Center City

Renovation work continues at the the 27-story hotel-to-residential conversion at Terrace on 18th Street at 1776 Benjamin Franklin Parkway in Logan Square, Center City. Designed by Oskar Stonorov of Korman Co., the tower was completed in 1963 as an apartment building. In the mid=1980s it was converted into the Embassy Suites by Hilton Philadelphia Center City, around the same time as the Embassy Suites at Philadelphia International Airport also opened with a similar design. The tower is now owned by Pearl Properties, which is also responsible for The Harper and 113-121 South 19th Street. The conversion was designed by DAS Architecture, and exterior renderings are provided by Gabe Lui Architectural Renderings.

Plans and Renderings Released for Torresdale Manor Residences at 3600 Grant Avenue in Torresdale, Northeast Philadelphia

A set of updated plans and renderings has been released for Torresdale Manor Residences, a townhouse development proposed at 3600 Grant Avenue in Torresdale, Northeast Philadelphia. Designed by Abitare Design Studio, the project will consist of 30 residences, a new roadway, and a green trail along the Byberry Creek that runs through an adjacent golf club. Each townhouse will rise three stories plus a finished basement, and will include three bedrooms and two parking spaces.

Permits Issued for Nine-Unit Building at 42 North 40th Street in West Powelton, West Philadelphia

Permits have been issued for the construction of a three-story, nine-unit multi-family structure at 42 North 40th Street in West Powelton, West Philadelphia. The project uses a mixed-income bonus to allow for its full size and density and will hold 8,374 square feet of space, with an estimated construction cost of $837,400.

Wilmington, DE Reveals 4,291-unit Mixed-Use Riverfront East Master Plan

A master plan has been revealed in Wilmington, the most populous city in the the state of Delaware, located at the southwest periphery of the Philadelphia metro area, for an all-new neighborhood that will transform the Christina River waterfront. Designed by Robert A.M. Stern Architects, LLC, the plan, dubbed Riverfront East, will bring 4.7 million square feet of space, which includes 4,291 new residential units as well as 1.9 million square feet of commercial office space. Retail will occupy an additional 357,000 square feet. The development will also include four major green spaces as well as 650 on-street parking spaces and 8,900 spaces in parking garages.

A permit has been issued for the construction of a three-story, three-unit residential building at 667 North 52nd Street in Mill Creek, West Philadelphia. The building will rise from a 915-square-foot footprint and will contain 3,660 square feet of floor space, a cellar, and full sprinkling. Permits list IRA Development LLC as the owner, Maher Abdelaal as the design professional, and Kumas Homes LLC as the contractor.

Permits Issued for Residential Conversion at 1705-13 North 7th Street in the Temple University Area

Permits have been issued for a multi-family conversion of an existing structure situated at 1705-13 North 7th Street in the Temple University Area of North Philadelphia. The project includes the complete change in use of the existing four-story prewar building with 22 residential units added to the property. The building includes a total of 17,305 square feet of space. Construction costs are estimated at $1.5 million.

Renderings Revealed for 1010 Apartments in Allentown

Renderings have been revealed for a large multi-family development at 1010 Hamilton Street, dubbed 1010 Apartments, in Allentown in the greater Philadelphia metro area. The structure will rise three stories tall upon completion, with 88 residential units. The units will be a mixture of studio, one-bedroom, and two-bedroom apartments. Surface parking and storage space for residents will be included in the development.

Permits have been issued for the construction of a ten-unit multi-family structure at 701 North 40th Street in Mantua, West Philadelphia. The building will rise three stories tall upon completion. The structure will hold 3,158 square feet of space, include a roof deck, and cost $550,000 to build, although both of these numbers seem low for ten units.

Permits have been issued for the construction of a 14-unit multi-family development at 1200-10 West Loudon Street in Wyoming, North Philadelphia. The building will rise three stories tall and hold 15,996 square feet of space. Construction costs are estimated at $1,025,000.

YIMBY Tours The Poplar, at 900 North 9th Street in Poplar, North Philadelphia

In an encore to our Piazza Terminal tour last month, Philly YIMBY recently visited another property developed by Post Brothers, a nearly complete, 10-story, 285-unit residential complex dubbed The Poplar, located at 900 North 9th Street in Poplar, North Philadelphia. The factory loft has been standing since 1918, and a renovation has been in progress since the developer acquired the property in 2017. The renovation by Cosica Moos Architecture will yield luxury apartments and interiors, while the exterior now features a new shade of blue. The building also has expansive amenity spaces, including a roof deck that features swimming pools and an incredible view of the skyline.
