Renderings Revealed for 104-Unit Development at 1631 South 52nd Street in Kingsessing, Southwest Philadelphia

Renderings have been revealed for a two-building, 104-unit multi-family development proposed at 1631 South 52nd Street in Kingsessing, Southwest Philadelphia. Building A will hold 40 residential units, with 28,660 square feet of space will be reserved for residential space and an additional 14,330 square feet for amenity, circulation, and building support space. Building B, will include 64 residential units, with 70,288 square feet of residential space and 30,000 square feet of amenity, circulation, and building support space. Designed by KCA Design Associates, the development will also include 46 parking spaces, with two set to be ADA accessible, two reserved for car share spaces, three for electric vehicles and one to be used as a loading space. Each building will also include 13 bike spaces for a total of 26. The structures will each stand five stories tall.

Renderings Revealed for 55-Unit Building at 1426 North 6th Street in Ludlow, North Philadelphia

Renderings have been revealed for a multi-family development proposed at 1426 North 6th Street in Ludlow, North Philadelphia. Designed by Cicada Architecture and Planning, the development will offer 55 total residential units, with 24 reserved as family units and the other 31 set aside for senior citizens. The development will include 41,000 square feet of space for residential use. Additionally, 1,975 square feet of space will be used for a community room, 550 square feet for laundry space, and 550 square feet for office space. The project will als15 parking spaces, with two set to be accessible. There will also be space for 12 bicycles, with eight for the family units and another four reserved for the senior units.

Permits have been issued for the construction of a 13-unit mixed-use development at 2054 North 2nd Street in Norris Square, North Philadelphia. The building will rise four stories tall. A commercial space will be situated on the ground floor. In total, the building will include 10,468 square feet of space. Construction costs are estimated at $900,000.

Permits Issued for Two Three-Unit Buildings at 2423 and 2425 West Thompson Street in Sharswood, North Philadelphia

Permits have been issued for the construction of a pair of three-story, three-unit rowhouses at 2423 and 2425 West Thompson Street in Sharswood, North Philadelphia. The site is situated on the north side of the block between North 24th Street and North 25th Street. Each structure will rise from a 1,000-square-foot footprint, contain 3,900 square feet of floor area, cost $300,000 to build, and feature full sprinkling and roof decks, which will provide sweeping skyline views. Permits list Harrison Inc. as both the owner and contractor, and Craig Deutsch as the designer.

Conversion Work Underway at The Terrace On 18th Street in Logan Square, Center City

Renovation work continues at the the 27-story hotel-to-residential conversion at Terrace on 18th Street at 1776 Benjamin Franklin Parkway in Logan Square, Center City. Designed by Oskar Stonorov of Korman Co., the tower was completed in 1963 as an apartment building. In the mid=1980s it was converted into the Embassy Suites by Hilton Philadelphia Center City, around the same time as the Embassy Suites at Philadelphia International Airport also opened with a similar design. The tower is now owned by Pearl Properties, which is also responsible for The Harper and 113-121 South 19th Street. The conversion was designed by DAS Architecture, and exterior renderings are provided by Gabe Lui Architectural Renderings.

Plans and Renderings Released for Torresdale Manor Residences at 3600 Grant Avenue in Torresdale, Northeast Philadelphia

A set of updated plans and renderings has been released for Torresdale Manor Residences, a townhouse development proposed at 3600 Grant Avenue in Torresdale, Northeast Philadelphia. Designed by Abitare Design Studio, the project will consist of 30 residences, a new roadway, and a green trail along the Byberry Creek that runs through an adjacent golf club. Each townhouse will rise three stories plus a finished basement, and will include three bedrooms and two parking spaces.

Permits have been issued for the construction of a three-story, nine-unit multi-family structure at 42 North 40th Street in West Powelton, West Philadelphia. The project uses a mixed-income bonus to allow for its full size and density and will hold 8,374 square feet of space, with an estimated construction cost of $837,400.

Wilmington, DE Reveals 4,291-unit Mixed-Use Riverfront East Master Plan

A master plan has been revealed in Wilmington, the most populous city in the the state of Delaware, located at the southwest periphery of the Philadelphia metro area, for an all-new neighborhood that will transform the Christina River waterfront. Designed by Robert A.M. Stern Architects, LLC, the plan, dubbed Riverfront East, will bring 4.7 million square feet of space, which includes 4,291 new residential units as well as 1.9 million square feet of commercial office space. Retail will occupy an additional 357,000 square feet. The development will also include four major green spaces as well as 650 on-street parking spaces and 8,900 spaces in parking garages.

The building will rise from a 915-square-foot footprint and will contain 3,660 square feet of floor space, a cellar, and full sprinkling. The project includes the complete change in use of the existing four-story prewar building with 22 residential units added to the property. The building includes a total of 17,305 square feet of space. Construction costs are estimated at $1.5 million.
