No Progress Yet at 1101-33 South 9th Street in the Italian Market, South Philadelphia

Our recent site visit has revealed that no construction progress has yet been made at the site of a seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market, South Philadelphia. Designed by BLT Architects, the building will hold 204,351 square feet of space and is expected to cost $52 million to construct. The project will include accessory parking spaces as well as commercial space on the ground floor, likely on South 9th Street, which is a major commercial corridor. Hunter Roberts Holdings LLC is listed as the contractor.

Renovation Permits Issued for 161 and 176 Conarroe Street in Manayunk, Northwest Philadelphia

Permits have been issued for two multi-family developments, located on the same block, at 161 and 176 Conarroe Street, in ManayunkNorthwest Philadelphia. At 161 Conarroe Street, plans call for the addition of an interior elevator and garage area. The rest of the building will be converted to hold more residential space, with 20 apartments added inside. In total, the building will offer 33,520 square feet of space, and renovation work is expected to cost $2 million. At 176 Conarroe Street, a very similar project is in the works. The three-story building will see its interior renovated into 15 apartments. In total, this building will offer 23,300 square feet of space, with renovation costs estimated at $1.5 million. Between the two projects, 35 residential units will be added to the block.

Construction Imminent at Village Square on Haverford in Mantua, West Philadelphia

At the start of the year, Philly YIMBY announced that partial permits were filed for Village Square on Haverford, a multi-family development at 3611 Haverford Avenue in Mantua, West Philadelphia. Today we look at the renderings for the 166-unit multi-family development that will span several adjacent sites on two blocks bordered by Haverford Avenue to the south, Wallace Street to the north, North 36th Street to the east, and North 39th Street to the west. Designed by WRT and developed by Lomax Real Estate Partners and the Mount Vernon Community Development Corporation, the project will consist of several buildings ranging from three to six stories and will offer retail, a mix of rental and condominium units, green promenades, and public art.

Permits have been issued for the construction of a mixed-use building at 4550 Mitchell Street in RoxboroughNorthwest Philadelphia. Designed by Coscia Moos Architecture, the new building will rise four stories tall, with a commercial space on the ground floor and 38 apartments. The development will span 41,942 square feet and will include 16 bicycle spaces and a roof deck with a green roof, which will be accessible through two bulkheads. Construction costs are estimated at $3.2 million.
