Renderings Revealed for 535-Unit Complex at 2200-58 Somerset Street in Port Richmond, Kensington

Renderings have been revealed for a large multi-family development at 2200-58 Somerset Street in Port Richmond, Kensington. Designed by HDO Architecture, the project will rise up to six stories and will include 535 residential units. Building one will hold 187 units, building two will hold 170, building three – 145, as well as 11 triplexes. 179 parking spaces are planned at the lot, with nine set to be accessible, 10 reserved for electric vehicles, and 17 reserved carshare spaces. Additionally, 293 bike stalls are planned, plus 35 set to sit on the sidewalk.

Renderings Revealed for Comly Commons at 1825 East Boston Street in East Kensington

Renderings have been revealed for Comly Commons, a six-story mixed-use building at 1825 East Boston Street in East Kensington. The development will consist of an overbuild (a vertical extension) above existing structures, as well as a new addition. Designed by SgRA Architecture, the structure will contain 139 residential units, 28 of which will be classified as affordable, as well as industrial and maker space. Amenities in the building will include a community garden, a roof deck, and a dog run.

Permits have been issued for the construction of a four-story, 11-unit residential building at 2304-08 North 9th Street in North Philadelphia East. The condominium structure will replace a vacant lot on the east side of the bock located between West Dauphin Street and West Dakota Street, situated on the northwest periphery of the greater Temple University area. Permits list Golden Rule LLC as the owner, Christopher Carickhoff as the design professional (with Alex Rong in charge of special inspections), and V2 Properties Construction Management LLC as the contractor.

Designed by Cannon Design and developed by R+M Development Partners and BKP Development Group, the project will stand five stories upon completion, with a commercial space set to occupy the ground floor. 20 residential units are planned above. Accessory parking for residents is set to be included.

Permits have been issued for the construction of a mixed-use building at 2653-61 Salmon Street in Olde Richmond, Kensington. The development will include the renovation of the existing structure as well as a new addition. The building will stand two stories tall and hold eight residential units, with a total of 14,195 square feet of floor space and an estimated construction cost of $900,000.

The structure will replace a vacant lot at the northwest corner of North 44th Street and Parrish Street. The filing lists Giller Realty LLC as the owner, Scott Woodruff as the architect and AIMES LLC is the contractor. Construction is expected to cost $136,424.

Designed by HDO Architecture, The building will stand five stories tall with commercial space on the ground floor and 110 residential units. 36 parking spaces will be included in the development, with three set to be for electric vehicles and two more to be accessible. Additionally, the building will also include 64 bike spaces.

Permits have been issued for the construction of a four-story, seven-unit residential building at 1621-23 Bainbridge Street in Graduate Hospital, South Philadelphia. The structure will replace the New Day Spring Baptist Church, located in a two-story townhouse at 1621 Bainbridge Street, as well as a tree-story residential townhouse next door at 1623 Bainbridge Street. The site is located on the north side of the block between South 16th Street and South 17th Street, two short blocks south of the commercial corridor at South Street. Permits continue to list the church as the site owner (annotated as “Baptist Church TRS of New Day Spring”). Gabriel Deck of Gnome Architects LLC is the architect and Zatos Investment, doing business as “Owner,” is the listed contractor.

No signs of construction have yet been observed at the site of a major apartment building proposed at 501 Spring Garden Street in the booming Northern Liberties neighborhood in North Philadelphia. Designed by Bower Lewis Thrower Architects and developed by Neal and Victor Rodin, the structure will stand 153 feet and 13 stories tall and will feature 373 apartments as well as abundant retail space at the ground floor.
