Permits have been issued for the construction of a three-story, three-unit multi-family building at 2218 North Marshall Street in North Philadelphia East. The structure will replace a vacant lot on the west side of the block between West Susquehanna Avenue and Germantown Avenue. The building will rise from an 853-square-foot footprint and will contain 2,591 square feet of interior space, which translates to an average of around 864 square feet per apartment. The project will feature full sprinkling and a roof deck, which will offer sweeping views in most directions, as the structure will stand largely unobstructed (at least for the time being).

The structure will rise at a mostly vacant lot on the east side of the block between Lancaster Avenue and Westminster Avenue. The wood-framed structure will span a 1,216-square-foot footprint, contain 2,736 square feet of interior space, and feature full sprinkling. Permits have been issued at the site of Broad and Washington at 1001 South Broad Street in Hawthorne, at a massive plot of land situated at one of the busiest intersections in South Philadelphia. Upon completion, the structure will rise 15 stories. Multiple commercial spaces will be situated at the ground floor, fronting both Broad Street and Washington Avenue. The upper floors will hold a whopping 1,111 residential units. In total, the complex will hold 1,516,218 square feet of space and cost nearly $306 million to build.

Permits have been issued for the construction of a three-story, three-unit multi-family building at 2239 Germantown Avenue in North Philadelphia East. The building will rise from a vacant site located on the northeast side of the block between West Susquehanna Avenue and West Dauphin Avenue. The building will rise from a 1,209-square-foot footprint and will feature a commercial space on the ground floor. The structure will contain 3,627 square feet of interior space and will feature a roof deck, which will offer open skyline views due to the building’s prominently sited location.

Permits have been issued for the construction of a 12-unit mixed-use building at 6211 Woodbine Avenue in Overbrook, West Philadelphia. Designed by KCA Design Associates, the building will rise five stories tall and will feature a commercial space on the ground floor. At the top of the structure, a roof deck will provide an amenity space of rebuilding residents. In total, the building will hold 14,432 square feet of space, with construction costs estimated at $2 million. GRIT Construction is the contractor.

Permits have been issued for the construction of three new multi-buildings located at 711-19 North 7th Street in Northern Liberties, North Philadelphia. One of the buildings will rise four stories tall, with a commercial space on the ground floor, and five residential units above. The building will hold 7,220 square feet of space, and cost an estimated $866,400 to build. The other two buildings appear to be twin structures with identical numbers. Each will rise four stories tall, with a green roof located at the top. A commercial space will be located on the ground floor of both buildings, with eight residential units situated on the upper floors. In total, both buildings will hold 10,504 square feet of space, and cost an estimated $1,260,480 to build.

Permits Issued for 16-Unit Building at 3729-31 Lancaster Avenue in University City, West Philadelphia

Permits have been issued for the construction of a four-story, 16-unit mixed-use building at 3729-31 Lancaster Avenue in University City, West Philadelphia. The structure, located on the northeast site of the block between Powelton Avenue and North 38th Street, will replace two three-story prewar rowhouses. The building will span a footprint of 5,946 square feet and will contain 15,100 square feet of interior space. Of these, 875 square feet will be allocated to a ground level commercial space. The rest will be divided between 16 residential units, which will average around 889 square feet each. The structure will feature an elevator, space for six bicycles, and full sprinkling. Permits list Patricia V. Pierce and Christine Mueller as the owners, Brett Harman as the design professional, and Tester Construction Group LLC as the contractor. Construction costs are listed at $1.4 million.

Upon completion, the new building will rise five stories tall and will feature a green roof and roof deck situated at the pinnacle. Three of the apartments are set to be accessible. Designed by CANNOdesign and developed by Khosla Properties, the building rises five stories tall, with a commercial space on the ground floor. Residential units situated above, consisting of studios, one-bedroom, and two-bedroom apartments. Tester Construction is the general contractor. In total, the building holds 23,665 square feet of space. Construction costs are estimated at $3.9 million.
