In recent years, Fishtown and greater Kensington have seen an increase in real estate development, which continues in recent months with a string of permit filings, as tracked by Philly YIMBY. While the majority of the projects involve ground-up construction, One of the neighborhood’s largest ongoing developments refurbishes the Harbisons Dairy, a local landmark located at 2041-2055 Coral Street. SgRA Architects are in charge of the design for the historically-protected building into a 55 apartments, extending the structure by two stories, and preserving and repainting the Harbisons Dairy milk bottle, a water tower that doubles as a local skyline icon.

Groundbreaking Held for Sharswood Ridge, a 234,000-Square-Foot Mixed-Use Development in Sharswood, North Philadelphia

A groundbreaking was held on October 14 for Sharswood Ridge, a 234,000-square-foot mixed-use development at 2077 Ridge Avenue in Sharswood, North Philadelphia. Developed by Mosaic Development, SHIFT Capital, and the Philadelphia Housing Authority, the project aims to revive one of the city’s most distressed neighborhoods with new opportunities for housing, shopping, and employment.

Permits Filed for 5809 Larchwood Avenue in Cobbs Creek, West Philadelphia

Permits have been filed for the construction of a two-family attached structure at 5809 Larchwood Avenue in Cobbs Creek, West Philadelphia. The structure will replace a long, vacant lot blanketed with grass. The site sits close to the corner of Larchwood Avenue and South 58th Street. The property is owned by City Block Acq IX LLC.

Arthaus Passes Halfway Point, Nearing 400 Feet on the Avenue of the Arts, Center City

The Philadelphia skyline continues its two-decade-long process of extending southward, with two 500-foot-plus towers proposed to be south of Chestnut Street in the past few years. At 311 South Broad Street in the Avenue of the Arts district, across from the Kimmel Center, Arthaus is rapidly rising with installation of rebar and concrete pours. Since the last YIMBY update in August the tower has risen over 20 stories, currently standing at 28 stories and nearly 400 feet to the top of the core, more than halfway to its eventual 542-foot, 47-story height. The blocky tower with a glass curtain wall was designed by Kohn Pedersen Fox and developed by Dranoff Properties, which revived the taller hotel proposal, cancelled after SLS International Hotel pulled out, as a 108-unit condominium.

150-Unit Residential Building Proposed at 2400 East Huntingdon Street in Olde Richmond, Kensington

This year has seen a steady stream of construction filings around Kensington, mostly in the lowrise, small-scale category. In a sign of accelerating growth of the local real estate market, developer Greenpointe Construction, Inc. is proposing a seven-story, 150-unit residential structure at 2400 East Huntingdon Street, designed by KCA Design Associates. At approximately 85 feet in height, the building will be the tallest in the Olde Richmond neighborhood, and one of the area’s largest apartment buildings at 122,500 total square feet. The complex will also include 11,900 square feet of retail and a garage for 45 vehicles.

Large Residential Project Planned for 800-808 Callowhill Street in Callowhill, North Philadelphia

Permits have been filed for the construction of nine adjacent multi-family structures at 800-808 Callowhill Street in Callowhill, North Philadelphia. The site sits between North 8th Street and North 9th Street in a predominantly industrial area. The project will consist of nine four-story structures with a total of 40 residential units. The development will provide 19 parking spaces for the residents including one that will be ADA accessible. Carolina Pena is the listed design professional and Three R Construction LLC is the listed contractor.

Riverwalk North Tower Tops Out as South Tower Continues Ascent in Center City West

In Center City West, the two-tower Riverwalk development next to the Schuylkill River is steadily progressing with the 315-foot-tall, 28-story north tower topped out, and the core of the south tower rising around a quarter of its future 362-foot, 32-story height. The nearly identical towers, developed by PMC Properties and designed by Gensler, the development will bring a total of 711 residential units, with 331 residential units in the north tower and 380 units in the south tower. The pair will bring a total of over 100,000 square feet of floor space in a rapidly growing section of Center City.

102-Unit Residential Building Proposed for 7165 Keystone Street in Tacony, Northeast Philadelphia

A six-story, 102-unit residential building is proposed at 7165 Keystone Street in the Tacony neighborhood in Northeast Philadelphia. A Civic Design Review document submitted by Harman Deutsch Ohler Architecture earlier this year reveals the details on the 115,252-square-foot structure that will rise as an encore to the adjacent Keystone Lofts, sited in a two-story prewar industrial building. The structure will feature an industrial space at the ground floor, studio to two-bedroom apartments on the floors above, and 35 parking spaces in the rear.

Four-Story Building to Rise at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia

The Point Breeze neighborhood in South Philadelphia has seen a growing number of new residential projects in recent years, and one of the largest of the type now on the drawing boards for a site at 1622-40 Point Breeze Avenue. The four-story, 69-unit building will rise above the neighborhood dominated by two- to three-story rowhouses, and its 51,410 square feet will make it one of the area’s largest structures. The multi-family residential structure is designed by JKRP Architects. The building will include a bike room and a green roof.
