Although construction permits have already been issued, construction has not yet begun at the site of the four-story, 57-unit apartment building proposed at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia, as revealed by a recent Philly YIMBY site visit. Designed by JKRP Architects, the structure will rise on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contail 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and a construction cost of $2.08 million.

Construction work is making steady progress on the nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in Poplar, North Philadelphia. Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. The project will include parking for 31 cars and 50 parking bicycles. Construction costs are listed at $20 million.

A recent site visit by Philly YIMBY has revealed that work is well underway at the six-story, 247-unit mixed-use building under construction at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and a construction cost of $40 million.

Designed by Gnome Architects and developed by Zatos Investments, the building spans a 3,802-square-foot ground footprint and will offer 8,122 square feet of interior space, which translates to a sizable average of over 1,300 square feet per condo. Building features will include full sprinkling, balconies in select units, and roof decks that promise to offer sweeping vistas of the skylines of nearby Center City and University City. Permits list Point Builders Design Concepts as the contractor. The total construction cost is specified at $500,000.

Philly YIMBY’s recent site visit revealed that construction is making steady progress at a four-story, six-unit mixed-use building underway at 2301 Grays Ferry Avenue in Graduate Hospital, South Philadelphia, with cladding work apparently ready to start. The project consists of a three-story vertical extension. The development consists of a three-story vertical extension to an original single-story structure, where a restaurant will be retained on the ground floor and 8,475 square feet of residential space will be added above. The building will feature a basement and full sprinkling. Permits list 2302 Grays Avenue L as the owner and Donald Plummer as the contractor. Construction costs are specified at $1 million.

Renovation Underway at 2501 Oakford Street in Grays Ferry, South Philadelphia

Renovation work has made significant progress at the renovation of a former clothing factory and warehouse at 2501 Oakford Street in Grays Ferry, South Philadelphia. Designed by Stanev Potts Architects, the project adds a fifth floor to the hulking, dilapidated four-story structure and converts the interior into 54 residences and artist studios. The 8,397-square foot addition will boost the 52,420-square-foot structure to a total of 60,817 million, at a cost of $8.5 million in construction work. Permits list 25th and Oakford LLC as the owner and Reed Street Builders LLC as the contractor. Philly YIMBY’s recent site visit has revealed that significant progress has been made on the renovation, and the structure appears on track toward completion some time this or next year.

The structure stands at the northern side of the block between South 19th and South 20th streets and replaces a stately prewar rowhouse. According to permits, the new building’s footprint spans 684 square feet and the interior spans 3,392 square feet, lending a sizable average of nearly 1,700 square feet per unit. Features include full sprinkling, a basement, rear balconies, and a rooftop deck, which likely offers sweeping views of the nearby Center City skyline. University City, the central hub of West Philadelphia, is teeming with new under-construction developments. Of these, one of the most significant is the 361-foot-tall, 28-story mixed-use tower currently rising at 3025 John F. Kennedy Boulevard. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will span a total of 559,583 square feet of interior space, combining commercial space on the lower floors with 326 residential floors situated above. Today YIMBY looks at imagery of the development’s proposed amenity space, both indoor and outdoor.
