Renderings Revealed for 619 North Broad Street in Poplar, Lower North Philadelphia

Renderings have been revealed for a seven-story mixed-use development at 619 North Broad Street in Poplar, Lower North Philadelphia. Designed by Brightcommon, the new building will hold two commercial spaces at the ground floor, totaling 3,791 square feet of space, as well as a residential component, which will span 90,882 square feet and include 119 residential units. The ground floor mezzanine area, which will feature a lobby, amenity spaces, trash, loading and parking, will hold 6,150 square feet. The basement level will add 17,892 square feet of additional space. A total of 34 parking spaces included.

Permits have been issued for the construction of a six-unit multi-family structure at 4921 Chester Avenue in Kingsessing, West Philadelphia. Designed by CANNOdesign, the new building will rise three stories tall. In total, the structure will offer 4,711 square feet of interior space. Permits list construction at just shy of $590,000.

Renderings Revealed for 2507 Almond Street in Olde Richmond, North Philadelphia

Renderings have been revealed for a 155-unit multi-family development at 2507 Almond Street in Olde Richmond, Kensington. Designed by HDO Architecture, the building, which is going before the Civic Design Review, will rise six stories tall and will hold 65 parking spaces, three of which being ADA-compliant and four designed for electric vehicles. There will also be 60 interior bicycle stalls, as well as five more on the sidewalk.

Renderings have been revealed for a four-story multi-family building at 4701-15 Wayne Avenue in Germantown, Northwest Philadelphia. Designed by Moto Designshop, the new building will span 78,065 square feet and hold 90 residential units. The development will offer parking for 50 bicycles.

Permits have been issued for the construction of a parking garage at 1201 Normandy Place in The Navy Yard, South Philadelphia. Designed by DIGSAU, the new building will rise six stories tall, with commercial space on the ground floor that will span 11,882 square feet. The structure will hold a total over 240,000 square feet with 661 parking spaces. Construction costs are estimated at $20 million.

Designed by KCA Design Associates, the new building will stand three stories tall. There will be four residential units within the structure, each an apartment. The units will span a total of 5,000 square feet. Construction costs are listed at $500,000.

YIMBY Observes New Development in Media, PA

The majority of Philly YIMBY’s attention is focused on development activity in the city of Philadelphia. This comes as no surprise, especially considering that more than 50 percent of new residential permits issued in 2021 in Pennsylvania were issued within the city limits. However, there is plenty of interesting activity happening in the surrounding communities, as well, just on a smaller scale. A variety of suburban towns and communities are densifying and building urban housing more resemblant of what is found within the city within whose orbit they lie. The Borough of Media is a prime example.

Permits have been issued for the construction of a warehouse at 956 East Erie Avenue in Juniata, North Philadelphia. The new building will stand one story tall and feature a sprawling footprint that allows for 592,312 square feet of interior space. The project will feature 44 loading spaces as well as 229 parking spaces, seven of these being accessible, and 104 of these for trailers. A total of 56 bicycle parking spaces will also be included. Construction costs are listed at $20 million.
